Position Summary
The Regional Operations Manager serves as the operational partner to the Vice President of Operations, providing field leadership and operational support for a portfolio of affordable housing communities throughout New York and New Jersey. This role is responsible for conducting operational audits, analyzing financial performance, supporting budgeting and forecasting, monitoring KPIs, driving process improvements, and representing the company in client and site-level interactions.
The ideal candidate is proactive, detail-oriented, financially savvy, and an effective communicator who can identify opportunities, hold teams accountable, and drive operational excellence.
Primary Responsibilities
Operations & Site Oversight
- Conduct routine site visits and operational audits to evaluate property condition, compliance, maintenance, leasing operations, resident experience, and overall performance.
- Prepare audit reports with findings, recommendations, and action plans while tracking follow-up items to completion.
- Support property transitions, special projects, and operational initiatives.
Financial Performance
- Review monthly financial statements, variance reports, and operational metrics.
- Analyze revenue, expenses, payroll, utilities, collections, delinquency, vacancy, subsidy performance, and controllable expenses.
- Assist with annual budgets, forecasts, and reforecasts while identifying financial risks and opportunities.
Performance Management
- Monitor portfolio KPIs and operational performance.
- Partner with site teams to improve occupancy, collections, expense control, resident satisfaction, and overall property performance.
- Conduct recurring performance meetings and develop action plans for underperforming assets.
Client & Leadership Support
- Represent the VP of Operations during site visits and client interactions.
- Prepare executive reports, presentations, and client deliverables.
- Build strong relationships with clients and internal stakeholders while providing timely follow-up and project support.
Reporting & Process Improvement
- Audit Yardi data, rent rolls, charge codes, subsidy reporting, and operational reports to ensure accuracy and data integrity.
- Develop dashboards, reports, and executive summaries.
- Identify opportunities to improve workflows, SOPs, reporting, and operational efficiency through technology and AI tools.
Required Experience & Qualifications
- Bachelor’s degree in Business or related field
- 3–5+ years of experience in multifamily operations, financial analysis, property management, or affordable housing preferred
- Strong Yardi experience required
- Yardi budgeting and forecasting experience preferred
- Experience preparing and reviewing property budgets and financial reporting
- Strong financial analysis and analytical problem-solving skills
- Advanced Microsoft Excel skills required, including formulas, pivot tables, lookups, and financial analysis
- Proficiency in Microsoft Office Suite including Excel, Word, Outlook, and PowerPoint
- Experience creating reports, dashboards, trackers, and executive summaries
- Strong project management coordination and organizational skills
- Process improvement mindset with the ability to streamline workflows and improve operational efficiency
- Strong executive and client communication skills, both written and verbal
- Strong attention to detail with a high level of accountability for data accuracy and reporting integrity
- Ability to identify trends, operational risks, and performance gaps and provide actionable recommendations
- Ability to manage multiple priorities and deadlines in a fast-paced environment
- Strong cross-department collaboration skills with the ability to work effectively across operations, accounting, compliance, and leadership teams
- Affordable housing experience including LIHTC, Section 8, HPD/HDC, or subsidy programs preferred (if applicable)
Preferred
- Experience with LIHTC, Section 8, HUD, HPD/HDC, Mitchell-Lama, Rent Stabilization, and subsidy administration.

Pay: $85,000.00 - $100,000.00 per year
