Family Housing Resources is looking for a skilled and dependable Maintenance Technician to join our team. In this role, you will be responsible for the daily maintenance, repair, and overall upkeep of the property. The ideal candidate takes pride in maintaining a safe, clean, and attractive community while providing excellent customer service to residents.
The Maintenance Technician follows company policies, OSHA safety standards, and all applicable federal, state, and local regulations. This position also helps maintain the property's appearance, supports preventive maintenance efforts, and contributes to efficient property operations.
Essential Responsibilities
- Maintain the property's grounds, building exteriors, and common areas in accordance with HUD REAC (Real Estate Assessment Center) standards.
- Troubleshoot, repair, and maintain apartment homes and building systems, including HVAC, electrical, plumbing, carpentry, appliances, interior finishes, and general structural components.
- Perform routine grounds maintenance, including trash removal from common areas, entrances, and resident sites.
- Report lease violations related to housekeeping, improper trash disposal, or bulk items to the Property Manager.
- Complete resident service requests promptly with quality workmanship, clear communication, and professional follow-through.
- Perform preventive maintenance, inspections, and safety checks while maintaining accurate records.
- Complete apartment make-ready work to company standards, ensuring units are clean, repaired, and ready for move-in.
- Prioritize and complete work orders efficiently while following all safety and building code requirements.
- Assist with vendor and contractor work by monitoring safety, verifying work quality, and ensuring approved work is completed.
- Identify maintenance issues and recommend corrective actions to the Property Manager.
- Keep the maintenance shop, storage areas, equipment, and tools clean, organized, and in good working condition.
- Monitor inventory and notify the Property Manager when supplies or equipment need to be replenished.
- Follow all OSHA safety regulations and company policies to protect residents, employees, vendors, and company assets.
- Comply with all federal, state, and local Fair Housing laws.
- Participate in an on-call rotation for after-hours maintenance emergencies.
- Perform other duties as assigned.
Qualifications
Skills
- Working knowledge of HVAC , electrical, plumbing, carpentry/structural, appliances and interior finishes.
- Strong troubleshooting and problem-solving skills.
- Knowledge of OSHA safety regulations and safe work practices.
- Excellent customer service and communication skills.
- Strong organization and time management skills.
- Ability to accurately document work orders, labor, and materials used.
- Basic computer skills, including property management software and maintenance applications.
- Ability to read and interpret instructions and operations manuals and follow step by step instructions.
Education & Experience
- High school diploma or GED required.
- Minimum of three (3) years of multifamily housing or facilities maintenance experience.
- Certified Pool Operator (CPO) certification required or the ability to obtain within 90 days of hire.
- EPA Section 608 Certification (Type I, II, or Universal) preferred.

- Valid driver's license with a clean driving record.
- Reliable transportation and current automobile insurance.
- Ability to read, write, and communicate effectively in English.
- Basic math skills.
- Ability to remain professional and handle difficult or stressful situations.
- Maintain a professional appearance and comply with the company uniform policy.
- Availability to work overtime, evenings, weekends, and participate in an on-call rotation.
- Ability to bend, stoop, kneel, climb, twist, walk for extended periods, and work in confined spaces.
- Ability to safely lift and move up to 75 pounds.
- Ability to safely operate maintenance equipment, tools, and machinery.
- Able to work under extreme conditions such as hot or cold temperatures, noise, dust, and dirt.
- Successfully pass a background check and pre-employment drug screening.
- Bilingual skills are a plus.
