Maintenance Supervisor
The Maintenance Supervisor is responsible for providing direct management and oversight of the multifamily maintenance operations at the site level. This position is responsible for all day-to-day maintenance-related operations of the assigned community/communities including: managing contractor performance; vendor relationships; supplier relationships; managing a varied workload of on-going projects, preventive maintenance program, capital improvement projects, unit renovations, managing maintenance team members; scheduling daily maintenance activities; ensuring target work order response and completion times are met; and ensuring unit make-ready activities meet timeline, cost, and quality expectations. Oversees resources of the property to achieve established budgeted financial and operational goals. The Maintenance Supervisor supports and executes strategies directed by company leadership and the Property Manager to meet the current and future needs of the company, its stakeholders, and clients.
● High School Diploma required.
● HVAC and CPO Certifications preferred.
● Weekend and on-call availability required.
● Ability to pass criminal background, credit and drug screenings required.
● Must be able to walk, stand, climb ladders and stairs, kneel, squat, twist and bend for long periods of time with a routine lift capacity of 50 lbs.
● Must have reliable access to and ability to provide all necessary maintenance tools.
● 5+ years in multifamily maintenance operations, including experience at a supervisor level preferred.
● Reliable personal vehicle transportation and driver’s license with clean driving record to travel between local properties and on-call work.
● Experience with property management software, and proficiency in Microsoft Office preferred.
● Exceptional communication and problem-solving skills to interact efficiently and effectively with owners, team members, vendors, residents, and prospects.

● Maintain operational compliance with local, state and federal guidelines for multifamily maintenance operations as well as industry expectations through regular audits and training.
● Serve as a primary maintenance point of contact for all site team members, residents, vendors and prospects.
● Effectively collaborate with property management and leasing team to maintain occupancy and resident retention goals.
● Conduct monthly site inspections of asset interiors and exteriors., evaluating unit status, turns, risks/liabilities and potential ideas for new value-add projects.
● Maintain accurate and detailed inventory of all parts, supplies, materials, as well as in-unit appliances.
● Maintain market awareness of maintenance and construction trends and vendors.
● Grow resident retention and relations through positive resident interactions, strong curb appeal, beautification and proper maintenance of common areas and amenities.
● Assist in development of annual Operating and Capex budgets.
● Monitor asset financial goals with regard to NOI, AP, and Capex, etc. to meet performance expectations.
● Ensure alignment of assigned priorities with overall business objectives.
● Effectively address all human relations needs of personnel to include hiring, performance deficits and/or excellence, annual evaluations, counseling statements and terminations, when necessary, in conjunction with the Community Manager.
