Position Overview:
ACM HOA is seeking a reliable, self-motivated Maintenance Technician to support day to day operations across multiple community associations. This role requires hands on experience in landscaping, irrigation, and general maintenance, along with the ability to coordinate vendors and work independently across varying locations.
Schedule & Requirements:
- Full time position (40 hours per week)
- Work locations will vary between communities
- On call rotation required
- Snow removal required during winter season
Key Responsibilities:
- Perform general maintenance and upkeep of common areas
- Landscape maintenance including pruning, trimming, and plant care
- Weed control and herbicide application (must be certified or willing to obtain)
- Irrigation system monitoring, troubleshooting, and minor repairs
- Pool support, including basic maintenance and chemical handling (CPO preferred)
- Debris removal and overall property cleanliness
- Rock redressing and landscape refresh work
- Drainage inspection and basic drainage issue response
Vendor Coordination
- Meet vendors onsite to provide access and walk scope of work
- Monitor vendor activity while onsite as needed
- Follow up to ensure work is completed correctly and in full
- Report any deficiencies or concerns back to Management
- Provide photo updates and notes after vendor visits
- Identify maintenance issues proactively and report findings
- Complete assigned work orders and maintain daily productivity
Required Qualifications:
- Prior maintenance or landscaping experience required
- OSHA safety awareness (OSHA certification preferred)
- Irrigation experience and understanding of systems (2-wire systems a plus)
- Pool maintenance experience (CPO certification preferred or willingness to obtain)
- Herbicide / pesticide applicator certification (or ability to obtain)
- Experience with pruning, trimming, and general plant health
- Drainage and grading awareness
- Ability to operate landscaping equipment safely

This position plays a key role in maintaining the appearance, safety, and functionality of multiple communities. Candidates should be comfortable working in a fast paced environment, traveling between sites, and managing shifting priorities throughout the day.
