Key talents for this role are:
Estimating Responsibilities
- Review plans, specifications, engineering documents, and project scopes.
- Perform quantity takeoffs for labor, materials, and subcontractor work.
- Solicit and evaluate subcontractor and supplier bids.
- Conduct periodic pricing reviews and negotiate annual agreements.
- Identify value engineering opportunities to reduce costs while maintaining quality.
- Update estimates based on design revisions, scope changes, and market pricing changes.
- Maintain historical cost databases and unit pricing.
- Assist with change order pricing and cost analysis.
- Responsible for maintaining, tracking, and updating master estimate costs.
- Explore and maintain rebate opportunities.
Subcontractor Procurement/Management Responsibilities
- Source, qualify, and maintain relationships with suppliers and subcontractors.
- Develop and maintain an approved vendor list.
- Negotiate pricing, contracts, delivery schedules, and payment terms.
- Monitor lead times and proactively address supply chain delays.
- Evaluate vendor performance based on pricing, quality, and reliability.
- Track procurement budgets and committed costs.
Cost Control
- Compare estimated costs to actual project costs.
- Monitor material price fluctuations and update estimating databases.
- Analyze cost variances and recommend corrective actions.
- Assist project coordinators and project managers with forecasting project costs.
- Identify cost-saving opportunities throughout the construction process.
- Work with Project Managers to negotiate budget vs. actual conflicts.
Administrative Responsibilities
- Maintain accurate estimating and procurement records.
- Prepare bid summaries and procurement reports.
- Ensure compliance with company purchasing policies.
- Maintain documentation for warranties, product data, and material certifications.
Software & Technical Skills
- Construction estimating software (Buildertrend, ProEst, PIanSwift, STACK, Bluebeam, JobTread, etc.)
- Construction management software
- Microsoft Excel (advanced formulas, cost tracking, reporting)
- ERP/accounting software
- Blueprint reading and quantity takeoffs
Knowledge Requirements
- Residential construction methods and sequencing
- Building codes
- Material specifications and product knowledge
- Labor productivity and production rates
- Procurement best practices
- Budget management and cost control
- Estimating from plans for material takeoffs
Desired Qualifications
- 5+years of residential construction estimating and/or procurement experience.
- Strong knowledge of residential building materials and construction practices.
- Excellent negotiation and analytical skills.
- Ability to read construction drawings and specifications.
- Strong organizational and time management skills.
- Excellent communication and vendor relationship management skills.
- Proficiency in estimating, project management, and Microsoft Office software.
This role serves as a key link between estimating, purchasing, and field operations, helping ensure residential construction projects are competitively priced, properly resourced, and delivered within budget and schedule.
