Acquisition Specialist — In-Home Closer Wanted. We Train You on Everything Else.
San Antonio Home Guys is the local home-buying brand of MOGU Asset Management, LLC. We buy houses directly from motivated sellers — fast closings, fair offers, no agents, no waiting. We're growing, and we need an Acquisition Specialist who can sit across from a homeowner and close.
This is a full-cycle field sales role, not a call center. You take the seller's call, set the appointment, drive to the house, walk the property, build the offer on the spot, and close at the kitchen table.
Never sold real estate? Perfect. We train you on the real estate AND on our specific type of sale. We'd rather develop a natural closer than un-teach bad habits. If you've closed in solar, roofing, auto, insurance, security, or any in-home or high-ticket sale — you already have the instincts we want.
One honest note up front: most of these aren't "laydown" deals. Sellers are slow to decide to sell at a discount, so deals take many touch points over time. If you play the long game and don't fold after the first "no," the commissions here are real and uncapped.
WHAT YOU'LL DO
- Take qualified Discovery calls booked by our Leads Manager and AI Lead Manager. Inbound is real, qualified, and fed to you.
- Set the walkthrough, then go run it on-site across San Antonio and Bexar County — evaluate condition, photograph the property, run comps.
- Calculate the Maximum Allowable Offer (MAO) on the spot using our Deal Analyzer — repairs, ARV, holding costs, target margin.
- Present and close the offer in person. Deliver the Purchase Sale Agreement, negotiate counters, and get the property under contract at the appointment.
- Manage your full pipeline in our CRM — every lead, every stage, every next step, every date.
- Generate additional leads independently — networking, outreach, and local relationships.
- Hand off signed contracts cleanly to our Transaction Coordinator.
- Gather seller testimonials after closings — your reputation in San Antonio is your next deal.
WHAT YOU BRING
- You're a strong closer — or you've got the raw talent and drive to become one. We train you on our specific sale; you bring the ability and the work ethic. In-home or high-ticket sales experience (solar, roofing, auto, insurance, B2B) is a major plus.
- Persistence. Most sales aren't "laydown deals" — they take many touch points over time, and sellers are slow to decide. You play the long game and don't fold after the first "no."
- Comfort closing face-to-face. You can sit with a seller in a tough situation and guide the conversation to a signed contract.
- Strong on the phone too — you handle objections, build rapport, and set the appointment.
- Strong number sense. You don't need to be an accountant, but you do MAO math accurately, in your head when needed.
- Discipline. You log everything. You don't leave leads orphaned.
- A reliable vehicle, a current driver's license, and the ability to be in the field across San Antonio daily.
- U.S. work authorization.
- No real estate license or real estate experience required. We train you.
NICE TO HAVE
- Experience with a sales CRM (RESimpli, Podio, Salesforce, or similar).
- Bilingual English/Spanish — a meaningful share of San Antonio sellers prefer Spanish.
- Existing relationships with San Antonio agents, lenders, or contractors.

- Uncapped commission. 8–15% of net deal profit on every property you close. Two structures: small base of $1,500/month + 8–10%, or no base + 12–15% — discussed and chosen at offer.
