Job Title: Commercial Project Manager (and Estimator)
R.E. McNamara, located in Clarence NY, is a residential and commercial general contractor with over 50 years of experience. This position will be commercial focused. We are looking for a versatile and seasoned candidate who will estimate and help manage construction projects ranging from $100,000 - $10,000,000. The person in this role will be responsible for all aspects of estimating and some aspects of project management of renovations, rehabs, adaptive reuse projects, and ground-up new construction.
Primary Role: Work with construction plans, perform site visits, and work with vendors and subcontractors to create high-level budgets to include all costs that will encompass a project. Prepare analysis of budget with actual construction costs during construction phase and at the completion of projects.
Secondary Role: Assist with project management when needed: including but not limited to planning, budgeting, scheduling, and tracking construction progress.
Duties and Responsibilities:
- Explore documentation to gain a deep understanding of the project requirements
- Visit prospective project locations to review existing conditions, evaluate work to be completed.
- Prepares work to be accomplished by gathering information and requirements; setting priorities.
- Obtains bids from vendors and subcontractors by specifying materials; identifying qualified subcontractors; negotiating price.
- Analyze and evaluate vendor and subcontractor proposals
- Prepares construction budget by studying plans; updating specifications; identifying and projecting costs for all project aspects.
- Ability to evaluate, identify and prevent value engineering and cost savings options for project budgets and for clients
- Prepare proposals to clients; Prepare Requests for Qualifications and Bid Submissions for competitive bid projects.
- Prepare construction schedules
- Maintains cost keys and price masters by updating information.
- Resolves cost discrepancies by collecting and analyzing information.
- Prepares special reports by collecting, analyzing, and summarizing information and trends. Prepare relevant and reliable forecasts.
- Maintains quality service by following organization standards.
- Maintains continuity among teams by documenting and communicating actions, irregularities, and continuing needs.
- Maintains professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing personal networks; participating in professional societies.
- Contributes to team effort by accomplishing related results as needed.
- Build and maintain long-term relationships with the key vendors
Experience and Skills:
- Previous working experience as project manager and/or construction estimator 5 years minimum
- In-depth knowledge of construction project management
- Hands on experience with developing budgets and budget analyses
