Northern VT Appraisals (NVT) is a residential real estate appraisal company based in Hardwick, Vermont. We are currently a 2-appraiser team with 1 administrator and are seeking to onboard an additional VT certified residential appraiser to cover North-Central Vermont (Caledonia, Lamoille, Washington, Orange, and Franklin Counties). We are open to appraisers who service other areas of Vermont as well, though the Mad River Valley and much of Chittenden Counties are currently covered by our team. This is a self-directed, hybrid position. While you get the benefits of being under NVT's business and administrative care, you choose how many orders you take, where you want to work, and what days of the week you're in the field on appraisal inspections versus in the office working on reports.

Residential Real Estate Appraiser Job Description: A state certified residential real estate appraiser forms a professional opinion of market value, current or retrospective, for land and real property within the state of Vermont. Valuations are formed by conducting onsite exterior and/or interior property inspections, market research, and utilizing industry standard approaches to valuation such as the sales comparison, cost and income approaches, and the verification of property records.
Duties Include (but are not limited to):
- Travel to and conduct in-person appraisal inspections in your chosen market area.
- Measure, photograph and thoroughly record relevant property observations (interior and exterior in all seasons).
- Communication with clients during appraisal inspections and via email and phone calls as needed. Communicate with the administrative team for scheduling, property research, and proofing purposes.
- Researching town records and ownership verification processes including visiting town clerks offices for record verification when needed.
- Proficiently utilize industry tools and technology available for market trend research and analysis and approaches to valuation.
- Maintain an updated working knowledge base of current and past market trends in many micro-market areas within the state.
- Fill property data into appraisal forms and write a narrative report of your on-site, research, and analysis findings
- Deliver reports to client on agreed-upon due date.
- Adhere to Federal and State real estate laws and regulations.
- Keep an active state appraisal certification by staying updated with continuing education requirements and remaining in good standing with the state appraisal board.
- Continue education around new rules, regulations and required technology updates from lending institutions, GSEs, appraisal boards, ect.
- Complete lenders revision requests in a timely manner.
NVT Administrative Services Provided for the Appraiser:
- Bidding for competitive rates & assigning appraisal orders within the appraiser’s chosen service radius.
- Scheduling appraisal orders based on the appraiser's preferred schedule.
- Manage all phone and email communication with lenders, AMC’s, real estate agents, homeowners, and clients.
- Property Research for each order including sourcing the deed, lister, tax map, tax bill, plat map, VRES records, Zoning, HOA questions, operating income, etc. whenever possible.
- All Property Research will be synthesized into one document that the appraiser will review before each appraisal and reference as they write the report.
- Start reports for each order before inspection date (uploaded to Titan Drive). Admin data entry in reports includes Assignment tab data entry, filling in certain fields on the General Text Addendum such as transfer history and neighborhood descriptions, and recreating the sketch from the lister card when available.
- Proofread reports upon completion.
- Manage organization of all online appraisal systems, documents, & company SOPs including AMC databases and bank rosters and appraiser order tracking.
NVT Business Services Provided for the Appraiser:
- Client acquisition and retainment (including marketing efforts such as advertisements, speaking engagements, mailings to clerks/banks/AMCs, and networking events).
- Negotiation of top market fees for appraisal orders
- Managing payroll/employee benefits/state requirements
- Training for employees on new appraisal technology and NVT policies
- Managing & carrying costs of technology applications & updates: Total & Alamode Suite, Titan Analytics & Drive, True Tracks, Spark, Solomon, GSuite

Appraiser Compensation Package:
- Appraiser grosses 55% of each appraisal order completed, paid via Hourly Rate + Commission (taxed as W2)
- PTO - Approximately 40 hrs annually, based on a 52 week year
