Richmond Oakes is a nationwide property inspection company that puts its inspectors first. We're looking for a reliable, detail-oriented person to perform property inspections for mortgage lenders and insurance companies in your area. No experience required. No office. No boss looking over your shoulder.
The Basics
- Where: Approximately 80 mile radius from Webster, SD
- Hours: 15 to 25 hours per week, during normal business hours
- Pay: Per inspection — inspectors average $35/hr
- Monthly Earnings: $2,000 in monthly volume
- Contract Type: 1099 Independent Contractor
What You'll Actually Be Doing
Everything is managed through a mobile app. You drive to properties, complete a short form, take photos, and upload. That's the job.
There are three types of inspections:
Insurance Surveys (10–15 min each)
Photograph all four sides of the home, use a camera pole for roof shots, and note any hazards like pools, trampolines, or missing handrails.
Occupancy Checks (~5 min each)
About 95% of properties are occupied. Snap 5–8 photos, knock on the door to confirm the borrower lives there, and fill out a short form.
Vacant Property Inspections (10–20 min each)
Walk the property, check utilities, document conditions, and post a notice on the door. Once a lender takes over, these become recurring monthly interior inspections.
Learning the Job
The app is easy — the learning curve comes from knowing what to look for in the field. Your first inspection might take 30 minutes. By your third or fourth, you'll be moving much faster. Most inspectors hit their stride within 3 to 4 days.
Training and Support
You'll receive 30 minutes of training videos and guides before your first day. On day one, your manager reviews your first uploads in real time while you're still at the property. After that, support is always available while you're in the field. You work alone, but you're never on your own.

As a 1099 contractor, you handle your own taxes — track your miles, as they're a write-off.
