Property Manager – Colorado Springs, COJoin Our Team!
We are seeking an experienced, motivated, and hands-on Property Manager to lead the successful operation of a multifamily community in the Colorado Springs area. The ideal candidate is a strong leader who excels at managing people, processes, budgets, leasing performance, resident satisfaction, and property operations while fostering a positive team culture.
Position Summary
The Property Manager is responsible for effectively managing and coordinating people, activities, and resources to maximize the operational and financial success of the property. This role oversees all aspects of community operations, including leasing, maintenance, resident relations, team development, budgeting, marketing, and vendor management.
Key ResponsibilitiesLeadership & Team Management
- Lead, supervise, train, and develop onsite team members.
- Recruit, interview, hire, and onboard new employees.
- Conduct regular team meetings to communicate goals, expectations, and performance objectives.
- Monitor employee performance and provide coaching, guidance, and constructive feedback.
- Foster a positive, customer-focused, solution-oriented work environment.
- Lead by example in resident relations, leasing, professionalism, and customer service.
Property Operations
- Oversee daily operations to ensure efficient and successful property performance.
- Ensure the leasing office and model apartments are maintained in excellent condition.
- Perform daily property walks and inspections, including vacant apartment inspections.
- Complete move-in and move-out inspections with residents.
- Perform light housekeeping duties as needed.
- Maintain strong relationships with residents, vendors, and business partners.
Leasing & Resident Relations
- Show apartments and community amenities to prospective residents using effective leasing techniques.
- Train and mentor leasing team members to maximize occupancy and leasing success.
- Professionally handle incoming calls, resident inquiries, and customer concerns.
- Resolve resident issues promptly and effectively to ensure resident satisfaction and retention.
- Create positive resident experiences and promote a welcoming community atmosphere.
Financial & Administrative Management
- Manage budgeting, accounts receivable, accounts payable, and financial performance.
- Monitor property performance metrics and utilize data to drive operational decisions.
- Conduct regular market surveys and competitive analyses.
- Develop and implement strategies to achieve occupancy, revenue, and operational goals.
- Identify operational challenges and implement effective solutions.
Safety & Compliance
- Partner with the Maintenance Supervisor to conduct onsite safety meetings.
- Ensure safety logs and required documentation are maintained.
- Communicate company policy and procedural updates to team members.
- Maintain compliance with company policies and applicable regulations.
Qualifications
- High School Diploma or GED required; Bachelor's Degree preferred.
- Minimum of 2 years of Property Manager experience in a high-demand property management environment preferred, or 4 years of Assistant Property Manager experience.
- Strong leadership, organizational, and time management skills.
- Excellent verbal and written communication abilities.
- Professional phone etiquette and customer service skills.
- Ability to make informed decisions confidently and independently.
- Strong attention to detail and commitment to quality work.
- Proven ability to build positive relationships with residents, team members, vendors, and business partners.
- Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
- Positive attitude with a solutions-focused mindset.
