Lead Grounds Technician
Bi-State Management | Southern Indiana & Louisville
Pay: $52,000–$55,000/year
Schedule: Full-time, 8:30 AM – 5:30 PM (Mon–Fri)

Bi-State Management is looking for a motivated, hands-on Lead Grounds Technician to maintain and enhance our apartment communities year-round. If you take pride in creating clean, safe, and welcoming outdoor spaces and enjoy working outdoors.
What You’ll Do
You’ll play a key role in keeping our communities looking their best by:
- Supervising 4 or more employees
- Maintaining landscaping (weeding, edging, planting, trimming trees/shrubs)
- Keeping grounds clean and free of debris
- Handling snow removal in winter conditions
- Maintaining common areas (pool, courts, picnic spaces, etc.)
- Maintaining the irrigation system
- Assisting with light maintenance tasks as needed, such as painting and some basic repairs
- Identifying and fixing safety hazards quickly
- Helping move and dispose of appliances and furniture
- Managing and maintaining company truck, trailer, other equipment, and supply inventory
- Responding to work orders and emergency situations as needed
What We’re Looking For
- 3+ years of groundskeeping experience (required)
- Experience with maintaining lawns, shrubs, trees, and annuals
- Experience with maintaining irrigations system
- Experience with operating a snowplow, salt spreader
- Experience operating large equipment, such as a backhoe or bobcat.
- Experience with tree trimming or removal
- Certified Pool Operator, preferably
- Valid driver’s license, insurance, and reliable personal vehicle
- Ability to perform physical work (lifting up to 50 lbs. regularly)
- Comfortable working outdoors in all seasons
- Ability to climb ladders and move throughout large properties
- Must pass background check and drug screening

Work Location
Clarksville-based, with a < 30-mile radius, travel to multiple properties throughout Southern Indiana & Louisville.
