Community Manager (Multifamily)

Work Location: In person — Sacramento Region (regular travel between properties in close proximity required)
Position Summary
Fulcrum Property Corp is seeking an experienced Community Manager to oversee our multifamily portfolio in the Sacramento Region, consisting of four properties totaling 272 units. This is a critical leadership and hands-on role responsible for the operational performance, financial health, and resident satisfaction across the portfolio. The ideal candidate will have a proven track record in multifamily property management, strong leadership capabilities, and a commitment to delivering exceptional service.
Success in this role is measured by portfolio occupancy, resident retention, budget performance against NOI targets, and resident satisfaction scores.
Essential Responsibilities
Operations & Property Oversight
- Manage day-to-day operations across all assigned properties in accordance with company policies and procedures.
- Conduct routine property inspections to ensure safety, cleanliness, and maintenance standards.
- Coordinate and oversee repairs, maintenance, and capital improvement projects with vendors and contractors.
- Ensure compliance with all local codes, safety regulations, and Fair Housing laws.
Resident Relations & Leasing
- Foster positive resident relationships by addressing inquiries, concerns, complaints, and emergency situations promptly.
- Oversee all aspects of the leasing process, including tours, screenings, application processing, lease execution, renewals, and policy enforcement.
- Design and implement resident retention initiatives, including resident events and engagement programs, to maintain high occupancy and low turnover.
Financial Management
- Develop, manage, and analyze property budgets, operating expenses, and financial performance.
- Oversee rent collection, enforce payment policies, and manage delinquent accounts.
- Prepare and present monthly financial reports to senior management.
- Identify and implement cost-saving opportunities and revenue-generating strategies.
Team Leadership
- Supervise on-site staff, including maintenance technicians and leasing professionals.
- Assign tasks, monitor progress, and provide ongoing coaching, training, and performance feedback.
- Create staff schedules to ensure maximum operational coverage and efficiency.
- Recognize high performers and proactively address performance issues.
Marketing & Occupancy
- Develop and execute marketing strategies to attract new residents and maintain occupancy goals.
- Analyze local market trends and adjust rental rates and leasing strategies as needed.
- Ensure all vacant apartments are market-ready and each community maintains outstanding curb appeal.
Compliance & Risk Management
- Maintain confidential and accurate resident files.
- Ensure adherence to company policies, Fair Housing regulations, the Americans with Disabilities Act, and all applicable laws.
- Respond to and resolve potential housing violations and liability issues.
- Maintain consistent communication with residents, team members, ownership, and external agencies.
Other
- Support additional responsibilities and initiatives as directed by the Director of Multifamily or company leadership.
Schedule & On-Call Expectations
- Standard schedule is Monday–Friday, business hours, with regular travel required among the four properties in the portfolio that are all in close proximity.
- This role carries after-hours on-call responsibility on a rotating basis (approximately one week per month) for resident emergencies (e.g., lockouts, life-safety issues, major maintenance failures).
- Occasional evening or weekend availability may be required for resident events or leasing pushes.
Qualifications & Requirements
- Minimum of 5 years of experience as a Community Manager or Property Manager, preferably overseeing multiple sites.
- Bachelor's degree in Business Administration, Real Estate, or a related field preferred.
- Demonstrated leadership and team management experience.
- Excellent verbal, written, and interpersonal communication skills.
- Ability to effectively interface with senior leadership and external partners.
- Strong problem-solving, organizational, and time-management skills.
- Proficiency in Microsoft Office (Word, Excel, Outlook) and standard business technology.
- Working knowledge of Yardi Voyager/CRM, ButterflyMX, and SmartRent platforms.
- Valid driver's license and reliable transportation required for regular travel between properties.
Physical Requirements
- Ability to walk property grounds, climb stairs, and access all areas of each community, including during inspections.
- Ability to occasionally lift up to 25 lbs (e.g., signage, event materials, files).
- Ability to sit, stand, and use a computer for extended periods.
