Operations Manager (Hybrid Work) – Real Estate Rental Property Business
Location: Liberty Township, OH; expected to have at least 2 days a week in a physical office setting. The other days of the week can be work from home.
Job Type: 1099; 40 hours ideally. Less than 40 hours for right candidate.
Position Summary:
We are seeking a highly organized, detailed-oriented, and proactive individual to oversee and streamline the day-to-day operations of our real estate rental property business. The ideal candidate will have a strong background in property management, operational efficiency, and team leadership. This role will involve overseeing property maintenance, tenant relations, financial management, and ensuring compliance with local regulations. The Operations Manager will play a key role in optimizing business performance and driving growth in the rental property portfolio.
Key Responsibilities:
1. Property Operations Management:
· Oversee the day-to-day operations of multiple rental properties, ensuring efficient and effective management.
· Monitor and address tenant inquiries, complaints, and service requests in a timely and professional manner.
· Coordinate property maintenance, repairs, and improvements, ensuring that properties are well-maintained and meet safety standards.
· Ensure properties are compliant with all local, state, and federal regulations (e.g., building codes, tenant rights, safety protocols).
2. Tenant Relations:
· Foster positive relationships with tenants to maintain high tenant retention and satisfaction rates.
· Manage lease agreements, renewals, and terminations; ensure compliance with lease terms.
· Resolve tenant issues and disputes, acting as the primary point of contact for escalated matters.
3. Financial Management:
· Track rent collections and manage delinquencies, ensuring timely payments and addressing payment issues.
· Review financial reports regularly to identify trends, manage operating costs, and recommend cost-saving strategies.
4. Marketing and Leasing:
· Ensure properties are competitively priced in the rental market, and recommend adjustments based on market trends.
· Oversee leasing activities, including application processing, tenant screenings, and lease signing.
5. Strategic Planning and Process Improvement:
· Evaluate current operational processes and implement improvements to increase efficiency and reduce costs.
· Stay up to date with industry trends, technology advancements, and best practices in property management.
· Develop and implement long-term strategies for property acquisition, tenant retention, and business growth.
6. Risk Management and Compliance:
· Ensure adherence to all property management laws and regulations, including tenant rights, fair housing laws, and eviction procedures.
· Maintain comprehensive records of lease agreements, maintenance work, inspections, and legal documents.
· Work closely with legal counsel and insurance providers to manage any legal matters or claims.

· Strong leadership and team management skills.
· Excellent verbal and written communication skills.
· Solid understanding of real estate laws, tenant management, and property maintenance.
· Proven ability to manage budgets and financial reports.
· High proficiency in property management software (ideally Buildium).
· Strong problem-solving and conflict resolution skills.
Work Environment:
· This position is hybrid between office work in Liberty Township, OH and work from home. Could be occasional site visits to various properties.
· Must be available for after-hours emergencies or urgent issues.
