Senior Project Manager, Owner's Representative Luxury Residential & High-Rise Multi-Family
Position Overview
We are seeking an experienced Senior Project Manager to serve as the owners representative for luxury residential, multi-family and highrise construction projects. The role will lead project delivery from preconstruction through closeout, ensuring schedule, cost, quality and safety objectives are met while maintaining strong client relationships and protecting the owners interests.
Key Responsibilities

Serve as the owners representative and primary client contact, advocating for owner objectives and managing expectations throughout the project lifecycle.

Lead project planning and execution for luxury residential, multi-family and high-rise projects including preconstruction, procurement, construction and closeout phases.

Develop, maintain and report on project schedules; coordinate subcontractors, design teams and consultants to meet milestone dates.

Manage project budgets, perform cost control, review contractor pay applications, evaluate change orders and deliver projects on budget.

Oversee contract administration including bid review, contract negotiation, scopes of work and compliance with contractual obligations.

Implement and enforce quality assurance and quality control processes to ensure work meets design intent, specifications and luxury finishes standards.

Identify, evaluate and mitigate project risks; drive timely resolution of construction issues, RFIs and field conflicts.

Ensure compliance with applicable building codes, permitting requirements and safety regulations; coordinate inspections and approvals.

Use construction management systems and tools (for example Procore, BIM workflows, Primavera or MS Project) to track progress and produce regular executive-level reports.

Mentor and lead project teams, provide direction to junior PMs and site staff, and foster a collaborative, solution-focused project culture.
Qualifications

Bachelors degree in Construction Management, Civil Engineering, Architecture, or related field preferred; equivalent combination of education and experience considered.

10+ years of progressive construction project management experience with demonstrated success as an owners representative or senior PM on luxury residential, multi-family and highrise projects.

Proven experience managing large-scale construction budgets and schedules; prior responsibility for projects valued at $25M+ (or similar) preferred.

Strong knowledge of construction methods, high-rise systems, building envelopes and luxury finish standards.

Experience with contract administration, procurement, change order management and claims avoidance.

Familiarity with construction software and tools such as Procore, BIM platforms, Primavera P6 or Microsoft Project and Excel for cost monitoring.

Professional certifications such as PMP, CCM or equivalent are a plus.

Excellent leadership, negotiation and stakeholder communication skills; ability to interact effectively with owners, architects, general contractors and municipal authorities.

Detail-oriented, decisive, and able to work on-site regularly; willingness to travel to project sites and provide field presence as required.
