Godbey Capital is a growing real estate development and residential construction company specializing in high-quality custom and spec homes throughout North Georgia. We are looking for a motivated, organized, and hands-on Residential Construction Project Lead to help us scale our business.
We are looking for someone who enjoys being in the field, solving problems, holding subcontractors accountable, and taking ownership of projects from groundbreaking through CO.

Position Summary
The Residential Construction Project Lead is responsible for managing multiple residential construction projects from start to finish. This role combines field supervision with project management and requires someone who is equally comfortable walking active job sites, coordinating subcontractors, reviewing invoices, ordering materials, and maintaining project schedules.
You will serve as the primary point of contact for each assigned project and work directly with company ownership to ensure projects are completed safely, on schedule, within budget, and to the highest quality standards.
This is a field-based, in-person position requiring travel to active projects throughout North Georgia.

What You'll Do
Project Management
- Manage residential construction projects from site preparation through final completion
- Develop and maintain project schedules
- Coordinate all phases of construction
- Monitor project budgets and identify potential cost overruns
- Proactively identify and resolve project issues before they become delays
Field Supervision
- Visit active job sites regularly
- Coordinate daily subcontractor activities
- Ensure work is completed according to plans and specifications
- Maintain construction quality standards
- Enforce job site safety expectations
- Conduct punch list inspections and coordinate corrections
Vendor & Subcontractor Management
- Schedule subcontractors and suppliers
- Build strong relationships with trade partners
- Review completed work before approving payment
- Coordinate inspections and required corrections
- Resolve scheduling conflicts
Procurement
- Order materials and equipment
- Obtain competitive pricing from suppliers
- Coordinate deliveries
- Ensure materials arrive on schedule
Financial Administration
- Review subcontractor invoices for accuracy
- Verify completed work prior to payment approval
- Track change orders
- Assist with project cost tracking
- Submit organized payment packages to the office
Documentation & Reporting
- Maintain daily job logs
- Take and organize progress photos
- Update project schedules weekly
- Maintain accurate project documentation
- Utilize construction management software to keep projects current
What We're Looking For
Required Qualifications
- 2–5 years of residential construction experience
- Experience managing ground-up residential construction projects
- Strong understanding of residential construction sequencing
- Ability to read construction plans and specifications
- Excellent organizational and time management skills
- Strong communication and leadership abilities
- Comfortable managing multiple projects simultaneously
- Valid driver's license with reliable transportation
Preferred Qualifications
- Experience as a Superintendent, Assistant Superintendent, Project Manager, or Project Coordinator
- Experience with custom homes or spec homes
- Familiarity with Georgia residential building practices
- Experience working directly with subcontractors
- Knowledge of permitting and inspections
- Experience using JobTread
- Proficiency in Microsoft Excel

Work Environment
This is an in-person, field-based position.
Projects are located throughout North Georgia.
Regular travel between project sites is required.
Administrative work may be completed from home office when field presence is not required.
