This is maintenance work supervising a group of semi-skilled employees involved in the repair and maintenance of RRHA facilities and homes or frequently performing highly specialized work in general maintenance in one of the skilled trades with supervisory responsibilities. An employee in this class is responsible for the inspecting, planning and laying out of jobs and may supervise the work of maintenance crews engaged in the building or repair project. The work of incumbents without supervisory responsibility differs from that of the next lower level in that the work assignments are more complex, completed with a higher degree of independence and require broader trade knowledge and experience. Assignments are received in the form of work orders and require drawing sketches, making time and material estimates and requisitioning materials, and are subject to inspection during progress and upon completion for achievement of desired results by a higher level maintenance supervisor.

Supervises and participates in the repair and maintenance of Authority facilities.

Assigns and inspects work.

Ensures that all safety equipment remains operational.

Instructs personnel in the proper performance of repair and maintenance tasks.

Builds and repairs cabinets, tables, doors, and screens.

Repairs and replaces kitchen and bathroom plumbing lines, sinks, and commodes.

Repairs gas lines.

Repairs stoves, space heaters, and hot water heaters.

Repairs and charges refrigerators and air conditioners.

Repairs or replaces electrical switches, receptacles, and thermostats.

Repairs roofs, down spouts, and gutters.

Installs bathroom and kitchen tile.

Replaces broken windows and panes.

Repairs damaged plaster walls.

Repairs concrete and asphalt sidewalks and driveways.

Receives, stores, and issues parts and supplies.

Repairs and services lawn mowers, small tractors, and power hand tools.

Operates motor vehicles; may operate tractor with backhoe, front-end loader, and tractor bush hog.

Prepares and/or completes work orders and simple reports.

Maintains records of hours worked and tasks completed.

Maintains inventory of commonly used material and equipment.

Ensures repair and maintenance assignments are completed in an efficient, safe, and effective manner.

Operates equipment safely and in accordance with operating manuals.

Ensures periodic maintenance is completed on equipment.

Work assignments may involve the removal or encapsulating of walls, floors, door or other woodworking, which may cover in lead-based paint or contain asbestos or other hazardous materials.

Education and/or Experience (The following requirements may be used to evaluate applicants for employment. When applicable, equivalent substitution will be allowed for differences in experience and education.)
Education: Completion of a high school diploma or a GED program.
Experience: Three years of related experience in building maintenance, appliance repair, plumbing electrical and carpentry. Must maintain a valid state driver’s license and acceptable driving record.
Preferred Qualifications: One year of supervisory experience. Certification (example: Journeyman or Master) in one of the specialty areas.
