Position Summary
The Consumer & Commercial Real Estate Loan Processor/Closer is responsible for coordinating and processing real estate loans from application through post-closing, including loan modifications. This role supports both consumer (TRID/HELOC) and commercial real estate lending by ensuring accurate documentation, regulatory compliance, and efficient communication between loan officers, borrowers, attorneys, and third-party vendors. The ideal candidate is a proactive, self-directed professional who takes initiative and can operate with minimal supervision.
Key Responsibilities

Establish and maintain loan files, including system setup, documentation tracking, and checklist management

Prepare loan applications, commitment letters, and supporting documentation for loan officers

Order and coordinate third-party services, including appraisals, flood determinations, and title work

Review appraisals, title, and other due diligence items for completeness and route for appropriate approval

Obtain and verify required insurance coverage, including hazard and flood insurance
-
Prepare and deliver closing instructions; coordinate all aspects of loan closings with attorneys and other parties

Communicate proactively with loan officers, borrowers, attorneys, and vendors to ensure timely and accurate processing and closing

Assemble and review complete loan packages prior to closing

Coordinate loan funding, including preparation and execution of wire transfers

Process and track applicable loan fees (e.g., appraisal, flood certification, origination fees)

Manage subordinations, including document preparation, review, and coordination with external parties
-
Process loan modifications, including preparation of modification agreements, coordination of execution, verification of terms, and ensuring accurate system updates and document retention

Conduct post-closing review of loan files for accuracy and completeness; resolve exceptions and deficiencies

Perform post-closing functions, including loan boarding and data input into core systems

Scan, upload, and maintain loan documentation within loan origination and imaging systems

Maintain accurate borrower and loan data, including Customer Identification Program (CIP) information and system records

Contribute to department-wide or cross-functional projects beyond core responsibilities noted above as assigned
Qualifications

Experience in consumer and/or commercial real estate loan processing preferred

Working knowledge of TRID, real estate closing processes, and loan documentation requirements

Familiarity with loan modifications, subordinations, and post-closing procedures

Strong attention to detail and organizational skills

Ability to manage multiple loans and deadlines simultaneously

Effective communication and coordination skills

Experience with loan origination and core banking systems (e.g., Fiserv) preferred
