Maintenance Planner II
Location: Orlando, FL
Reports to/Team Dynamic: Facilities & Planning Team – highly collaborative environment working cross-functionally with contractors, vendors, and internal stakeholders
Rate: $27–$35/hr (depending on experience)
6-month contract-to-hire

Join Brooksource and take on a high-impact role supporting one of Florida’s largest and most dynamic campus environments. As a Maintenance Planner II, you’ll help manage and execute critical HVAC and facilities projects across a diverse infrastructure that operates like a small city.
From academic buildings to large-scale event spaces and central utility systems, no two days look the same. This role is ideal for someone who enjoys owning projects from planning through completion, working closely with contractors, and ensuring work is delivered on time, within scope, and up to quality standards. What You’ll Do:
- Plan, schedule, and coordinate HVAC and facilities-related maintenance and capital improvement projects
- Develop scopes of work, cost estimates, and timelines for contractor-led projects
- Manage contractor performance, ensuring work aligns with scope, quality standards, and compliance requirements
- Coordinate with internal teams, vendors, and stakeholders to ensure seamless project execution
- Track project progress, costs, and schedules using systems like AiM and e-Builder
- Analyze and prioritize work backlog to optimize resource allocation and project timelines
- Support utility shutdowns, inspections, and permitting processes as needed
What You Bring:
- 3+ years of experience in HVAC, facilities maintenance, or project coordination/planning
- Hands-on experience with commercial HVAC systems (chilled water, DX, split systems)
- Experience with cost estimating, scheduling, and contractor/vendor coordination
- Working knowledge of Florida Building Code and general regulatory compliance
- Strong organizational and project management skills with attention to detail
- Experience using CMMS or project management tools (AiM, e-Builder, or similar preferred)
- Ability to communicate effectively with cross-functional teams and stakeholders
