We are seeking an experienced Project Estimator / Service Estimator who thrives in a fast-paced environment and can quickly develop accurate estimates for both repair services and larger project work.
Position Overview
The Project Estimator is responsible for preparing accurate estimates for commercial repair work, maintenance services, tenant improvements, and construction projects. A significant portion of this role involves responding rapidly to Not-to-Exceed (NTE) service requests, reviewing technician findings, pricing repairs, coordinating with subcontractors, and delivering timely estimates to meet client response requirements.
This position is ideal for someone with strong estimating experience in commercial facility maintenance, plumbing, electrical, or general construction who enjoys balancing quick-turn service quotes with larger project estimates.
Responsibilities
- Prepare accurate estimates for commercial repair, maintenance, renovation, and construction projects.
- Respond quickly to NTE (Not-to-Exceed) service requests, often with same-day turnaround expectations.
- Review technician reports, photographs, proposals, and field notes to develop accurate repair estimates.
- Estimate labor, materials, equipment, subcontractor costs, permits, and overhead.
- Read and interpret construction drawings, specifications, scopes of work, and customer requirements.
- Solicit pricing from subcontractors and suppliers while negotiating competitive pricing.
- Prepare professional client proposals, quotations, and bid packages.
- Work closely with project managers, dispatch, operations, technicians, and vendors to clarify project scope.
- Track estimate revisions and support change order pricing.
- Assist with budget development and cost control throughout project execution.
- Identify value engineering opportunities and cost-saving solutions.
- Maintain estimating databases, labor rates, material pricing, and historical cost information.
- Support national accounts by providing fast, accurate pricing while maintaining profitability.
Qualifications
- 3+ years of estimating experience in commercial construction, facility maintenance, service estimating, or related industries.
- Experience estimating plumbing, electrical, HVAC, building maintenance, or general trades is highly preferred.
- Experience pricing repair service work from technician reports and field findings.
- Ability to prioritize multiple estimates while meeting tight client deadlines.
- Strong understanding of construction methods, materials, and labor productivity.
- Experience reviewing blueprints, specifications, and scopes of work.
- Excellent analytical, organizational, and problem-solving skills.
- Strong negotiation and communication skills.
- High attention to detail with excellent time management.
- Proficiency in Microsoft Excel, Microsoft Office, and estimating software.
Preferred Qualifications
- Experience supporting national commercial facility maintenance accounts.
- Knowledge of commercial building systems.
- Experience with CMMS, work order platforms, or facilities management software.
- Familiarity with Xactimate, RSMeans, ServiceChannel, Corrigo, FM systems, or similar estimating platforms.
