Duties
- Perform routine and preventive maintenance on apartment units and common areas, including plumbing, electrical systems, HVAC units, and mechanical equipment.
- Troubleshoot and repair electrical equipment using schematics, ohmmeters, and other diagnostic tools to ensure optimal performance.
- Conduct welding, residential painting, and carpentry tasks to maintain the aesthetic quality of the property.
- Manage plumbing system maintenance and repair to address leaks, clogs, or fixture issues promptly.
- Operate programmable logic controllers (PLCs) and utilize CMMS (Computerized Maintenance Management System) software to track work orders and maintenance schedules.
- Supervise or assist with facilities maintenance projects, ensuring safety standards are met and work is completed efficiently.
- Collaborate with team members to oversee Maintenance, Repair & Operations (MRO), ensuring all tools and supplies are stocked and properly maintained.
- Provide excellent customer service by responding swiftly to resident repair requests and communicating clearly about work progress.
- Follow schematics and technical manuals to diagnose issues accurately and execute repairs effectively.
- Ensure compliance with safety protocols during all maintenance activities while maintaining a clean and organized work environment.
Skills
- Strong mechanical knowledge with experience in HVAC system repair, plumbing, electrical equipment repair, welding, and residential painting.
- Proficiency in reading schematics, technical manuals, and using diagnostic tools such as ohmmeters.
- Experience with programmable logic controllers (PLCs) and CMMS software for efficient maintenance management.
- Knowledge of facilities maintenance practices within residential or manufacturing settings.
- Ability to troubleshoot electrical systems using electrical experience combined with mechanical skills.
- Supervising experience is preferred for leadership roles or team coordination responsibilities.
- Excellent communication skills in English for clear documentation and resident interactions.
- Familiarity with MRO procedures to ensure proper inventory management of tools and supplies.
- Basic understanding of schematics for electrical wiring diagrams or mechanical systems layouts.
