We are seeking a skilled and reliable Maintenance Technician to join our property management team. The Maintenance Technician is responsible for maintaining the physical condition, safety, and appearance of residential and/or commercial properties. This position performs a variety of maintenance, repair, and preventative maintenance tasks while providing excellent service to residents and tenants.
Key Responsibilities
- Complete work orders and maintenance requests in a timely and professional manner.
- Perform routine repairs involving plumbing, electrical, HVAC, carpentry, painting, drywall, flooring, and appliances.
- Conduct preventative maintenance inspections and identify potential issues before they become major repairs.
- Prepare vacant units for occupancy, including repairs, cleaning coordination, and unit inspections.
- Respond to emergency maintenance calls, including after-hours requests as needed.
- Maintain property grounds, common areas, and building systems to company standards.
- Troubleshoot maintenance issues and determine appropriate repair solutions.
- Ensure compliance with all safety regulations, company policies, and local building codes.
- Maintain accurate records of completed work, materials used, and maintenance activities.
- Assist with vendor coordination and oversee contractor work when necessary.
- Monitor inventory of maintenance supplies and equipment and communicate purchasing needs.
QualificationsRequired
- High school diploma or equivalent.
- Minimum of 2 years of property maintenance, facilities maintenance, or related experience.
- Working knowledge of plumbing, electrical, HVAC, carpentry, and general building maintenance.
- Ability to use hand tools, power tools, and maintenance equipment safely.
- Valid driver's license and reliable transportation.
- Ability to lift up to 50 pounds and perform physical tasks including climbing ladders, kneeling, bending, and standing for extended periods.
Preferred
- HVAC certification or experience.
- EPA Section 608 Certification.
- Trade school education or maintenance certifications.
- Experience in multifamily housing, commercial properties, or property management.
