Lead Maintenance Technician
This role is ideal for an experienced maintenance professional who takes pride in solving complex property issues, mentoring others, and being the go-to technical resource on-site. You will play a key role in maintaining the integrity, safety, and appearance of the community while helping shape the knowledge and performance of the maintenance team.
Position Summary
The Lead Maintenance Technician is a working lead responsible for supporting daily maintenance operations while performing hands-on repairs and property upkeep. This role bridges leadership and technical execution by providing direction to maintenance staff, assisting in troubleshooting complex issues, and ensuring work orders, preventative maintenance, and emergency responses are handled efficiently and professionally.
Key Responsibilities
- Oversee, prioritize, and assist in completing daily maintenance work orders
- Provide guidance, training, and mentorship to entry-level maintenance staff
- Troubleshoot maintenance issues, including identifying potential sources of plumbing leaks and system concerns, and provide recommendations prior to vendor involvement
- Perform hands-on general maintenance, including installing, maintaining, or troubleshooting hardware, plumbing, electrical, drywall, painting, building systems, and outdoor maintenance
- Conduct preventative maintenance and routine property inspections
- Waste Management & Common Area Sanitation Oversight: manage all trash, recycling, and compost operations as a core daily responsibility, ensuring dumpster areas, enclosures, and all common disposal sites are consistently clean, organized, properly serviced, and free of overflow, debris, or unauthorized dumping
- Maintain cleanliness and presentation of all common areas, grounds, and exterior spaces to uphold community standards
- Maintain inventory of tools, equipment, and supplies
- Ensure compliance with safety standards and company policies
- Participate in a scheduled after-hours on-call rotation (weeknights and weekends), including in-person emergency response as required
Qualifications
- 5–10 years of maintenance experience (HOA, multi-family, or similar preferred)
- Strong knowledge of plumbing, electrical, and general building systems
- Demonstrated ability to troubleshoot and assess issues independently, including determining when escalation to outside vendors is necessary
- Experience training or mentoring staff preferred
- Strong organizational, communication, and problem-solving skills
- Valid driver’s license and reliable transportation
- Ability to lift 70+ pounds and perform physical tasks as required
- Comfortable working in various weather conditions
- Bilingual (English/Spanish) preferred
Compensation & Schedule
Full-time position. Competitive compensation based on experience. Additional compensation is provided for on-call assignments in accordance with company policy.
