Job description:
Own the Healthcare Niche. Build a Recession-Resistant Practice.
NJ Elite Group (NJEG) is expanding its Commercial Real Estate Division and is seeking a Medical Office Leasing Specialist to lead and grow our healthcare real estate vertical across Central New Jersey.
Medical office real estate is one of the most stable and resilient sectors in commercial real estate. Demand continues to rise as healthcare shifts from inpatient hospitals to outpatient facilities, specialty practices, and ambulatory care centers. This role is ideal for someone who wants to specialize, build authority, and create long-term repeat business in a niche most brokers avoid.
The Opportunity
Healthcare real estate vacancy rates remain significantly lower than traditional office, driven by:
- Long-term leases
- Creditworthy tenants
- Non-cyclical healthcare demand
- Limited broker competition due to complexity
As a Medical Office Leasing Specialist, you will work directly with:
- Physician and specialty practices
- Healthcare systems and outpatient networks
- Medical landlords and healthcare-focused investors
This is not high-volume transactional leasing. It is consultative, relationship-driven work where expertise matters.
Why NJ Elite Group
We are not a traditional brokerage.
We are building a modern CRE platform where technology removes busywork so brokers can focus on relationships and deal-making.
What you get:
- AI-powered CRM and prospecting systems
- Automated follow-ups and pipeline tracking
- Access to active tenant and landlord relationships
- Marketing, underwriting, and transaction support
- Opportunity to help define and lead the healthcare vertical
As a founding member of this niche, your input shapes the systems, playbooks, and growth strategy.
What You’ll Do
- Represent medical and healthcare tenants in lease transactions
- Advise landlords and owners of medical office properties
- Understand healthcare-specific requirements (ADA, HVAC, plumbing, compliance considerations)
- Build relationships with physicians, administrators, and healthcare operators
- Coordinate tours, proposals, and lease negotiations
- Assist with build-out coordination alongside architects and contractors
- Track healthcare and demographic trends impacting site selection
Ideal Background
- Active New Jersey real estate license (required)
- Strong relationship-building and communication skills
- Interest in healthcare real estate and specialization
- Attention to detail for complex lease structures
- Professional demeanor working with healthcare executives
Healthcare real estate experience is helpful but not required. Backgrounds in healthcare administration, medical sales, or commercial real estate are a plus.
Compensation & Earnings
- Commission-only with competitive splits
- Longer lease terms and repeat tenant business
- Typical earning potential: $80,000–$175,000+ annually as relationships mature
What We Provide
- CoStar and market research tools
- CREXI and professional deal marketing
- AI-powered CRM and automation
- Marketing and transaction coordination support
- Collaborative, non-competitive team culture
Training & Support
Onboarding includes:
- Platform and systems training
- Market overview and healthcare inventory review
- Shadowing and mentorship
- Ongoing weekly deal reviews and coaching
You are supported from day one while maintaining independence.
