Director of Business Development
Location: Southern California (Primary focus: Los Angeles & Orange County-> Expand from there) Remote

We’re a general contractor doing large-scale reconstruction and repair work for HOA communities and the management firms that run them across California. We’re growing, we’re profitable, and we’re looking for one person — not a committee, not a “team player who needs alignment” — to own business development for Southern California.
This role isn’t about looking busy. It’s about producing measurable outcomes: a full pipeline, won RFPs, repeat clients, and revenue we can take to the bank. If you confuse activity with progress, this isn’t your seat.
What You’ll Actually Own
You own the number. Specifically:
- The pipeline for Southern California — what’s in it, what stage it’s in, and what’s moving.
- Relationships with community managers, HOA board members, and decision-makers at community management companies across LA and OC.
- New project opportunities and the RFPs that come from them.
- Our presence at CACM, CAI, ECHO, and any other room where our buyers are sitting — office visits, presentations, lunch-and-learns, and site walks.
- Your CRM (Salesforce). Clean, current, honest. If it’s not in the CRM, it didn’t happen.
- The ROI on every dollar you spend — events, sponsorships, entertainment, your time. Spend it like it’s yours.
You’ll work shoulder-to-shoulder with our estimating team to win proposals, and with operations and project teams to make sure the clients we win actually come back. New logos are nice. Repeat clients are the business.
How We’ll Measure You
We don’t grade on effort. We grade on outcomes. Expect to be evaluated on:
- Qualified pipeline value — not “leads,” but qualified opportunities with budget, authority, need, and timeline.
- RFPs secured per quarter.
- Win rate and average project value.
- Repeat-client revenue from accounts you sourced.
- ROI on business development spend (events, travel, entertainment).
- CRM hygiene — accurate, current, and defensible under review.
- Market intelligence — a working understanding of competitor activity, pricing, and where the next dollar is moving.
You’ll get a scorecard. We’ll review it on a cadence. There won’t be ambiguity about whether you’re hitting it.
Who You Are
- 4+ years generating new business in construction, real estate, property management, or an adjacent B2B sales role. Industry experience helps; the ability to learn fast matters more.
- A track record of hitting and exceeding revenue targets — with numbers you can defend, not stories you can tell.
- A real network in Southern California real estate, construction, or community management — or the discipline to build one fast.
- Excellent communicator and presenter. You can hold a room of board members on Tuesday and walk a job site on Wednesday.
- Comfortable with Salesforce or a comparable CRM. If you “don’t really use the CRM,” we’re not a fit.
- A self-starter who runs their territory like a P&L, not a to-do list.
- Bachelor’s degree in Business, Marketing, Communications, Construction Management, or equivalent real-world experience preferred.
Note: Experience in the HOA industry isn’t required. The ability to come up the curve quickly in a specialized market is.

- You confuse “I had a lot of meetings” with “I moved the number.”
- You’re allergic to a CRM.
- You treat the expense budget like someone else’s money.
- You’re looking for a base salary disconnected from results.
- You think “hope” is a strategy.
Territory & Travel
- Southern California, with primary focus on Los Angeles and Orange County.
- Regular driving to client meetings, job walks, and industry events.
- Remote role — you operate from the field, your car, and your home office. Not a cubicle.
Compensation & Benefits
- Competitive base salary plus performance-based bonus and commission. Your output sets the ceiling.

Pay: $100,000.00 - $150,000.00 per year
