Locally owned Property Management Company, located in downtown Bellingham, is looking for an experienced Maintenance Technician I for commercial and residential buildings.
Experience working in a property management environment is a plus. Qualified candidate must have strong skill set and a minimum 3+ years’ experience in property maintenance (plumbing, electrical, HVAC, drywall, etc.). Must have own tools. This position will require the use of a personal vehicle and a personal mobile device. This position may also require the individual to be on-call for emergencies.
Primary Responsibilities
- Performs rough and finish carpentry work.
- Electrical, replace switches, plugs, light fixtures, install outlets & electrical wire
- Able to install, tape, mud and texture drywall
- Trouble shoot HVAC systems and boiler systems
- Able to replace water supply and drain lines as well as install new plumbing lines
- Able to troubleshoot/repair appliances
- Repairs and installs doors and door hardware; changes and keys locks; installs security devices, alarm systems, pneumatic door closures and related hardware
- Replace windows as needed
- Responds to questions and complaints from tenants while carrying out assignments in a non-disruptive manner
- Installation of new flooring; vinyl sheet, vinyl plank, sub flooring, tile, etc.
- Clean gutters and scuppers of the roofs as needed
- Tar and patch roofs
- Auger Storm/Sewer effluent lines
- Move-in and move-out inspections and maintenance/ repairs
- Dump runs / hauling garbage
- Painting
- Smoke detector inspections
- Building inspections
- Demo work on occasion
- Observes safe work methods and uses safety equipment; secures worksites from safety hazards as necessary; attends safety meetings.
- Other duties as assigned.
Physical Demands:
- Consistently lift and carry 15 - 45 lbs and up to 50 pounds on a frequent basis
- Standing an estimated 90% and sitting an estimated 10% of the time
- Occasional work outdoors in all seasonal weather conditions
Requirement Experience/Qualifications:
- 2-3 years maintenance experience
- Commercial maintenance experience preferred
- Exceptional interpersonal and communication skills
- Well-organized with a high attention to detail and accuracy
- Excellent customer service skills
- Be able to work as an integral member of a team
- Trustworthy with an outstanding reputation of integrity and confidentiality
- Must have valid ID and be able to pass a background check
- A valid driver’s license is preferred
Work Schedule:
- Thursday - Monday 7:30am - 4:00pm 1/2 hr unpaid lunch;
- Occasional On-Call status required
