Our Carolinas Division is continuing to grow throughout the greater Charlotte and surrounding markets. We are looking for an experienced and motivated Land Acquisition Manager, a land professional who can help identify and secure our next generation of communities throughout the greater Charlotte market and surrounding communities.
This position will play a key role in supporting the continued growth of our Carolinas Division by developing strong relationships with landowners, brokers, developers, municipalities, and other industry professionals. The ideal candidate will have a strong understanding of the Charlotte-area residential real estate market, sound financial judgment, and the ability to move opportunities from initial identification through contract and closing.
Key Responsibilities
- Identify and pursue land acquisition opportunities for residential development.
- Develop and maintain relationships with landowners, brokers, developers, engineers, attorneys, municipalities, and other industry contacts.
- Evaluate potential properties based on location, zoning, market demand, development costs, product fit, and financial performance.
- Prepare preliminary feasibility analysis, including land pricing, development assumptions, schedules, and projected returns.
- Coordinate due diligence activities with internal departments and outside consultants.
- Review zoning, utilities, environmental conditions, access, entitlement requirements, and other development considerations.
- Negotiate letters of intent, purchase agreements, option agreements, and other transaction terms.
- Present acquisition opportunities and recommendations to company leadership.
- Monitor land availability, competing developments, housing demand, pricing, and market activity throughout the Charlotte region.
- Maintain an organized pipeline of active prospects, contracts, due diligence deadlines, and closing schedules.
- Work closely with Land Development, Purchasing, Construction, Sales, Marketing, and Finance departments and other internal and external stakeholders to ensure each opportunity supports the company’s overall business objectives.
- Assist with entitlement and pre-development activities as needed through closing and transition to the development team.
Qualifications
- Bachelor’s degree in real estate, finance, business, construction, engineering, planning, or a related field preferred.
- Minimum of 3–5 years of experience in residential land acquisition, development, homebuilding, commercial real estate, or a related field.
- Proven experience taking opportunities from initial sourcing through due diligence, entitlement, contract, and closing.
- Established knowledge of the Charlotte metropolitan area and surrounding North Carolina and South Carolina markets.
- Experience evaluating residential development opportunities and preparing financial feasibility analyses.
- Familiarity with zoning, entitlement, permitting, utilities, environmental review, and land-development processes.
- Strong negotiation, communication, relationship-building, and presentation skills.
- Ability to manage multiple opportunities, deadlines, and priorities simultaneously.
- Proficiency with Microsoft Excel, Word, PowerPoint, and land or real estate research platforms.
- Valid driver’s license and the ability to travel throughout the regional market.
Preferred Experience
- Existing relationships with landowners, brokers, developers, engineers, attorneys, and municipal officials in the Charlotte region.
- Experience acquiring land for single-family homes, townhomes, patio homes, or active-adult communities.
- Familiarity with Mecklenburg, Union, Cabarrus, Iredell, Catawba, Lincoln, Gaston, York, and Lancaster counties.
