Property ManagerPosition Summary
We are seeking a talented, ambitious, and self-directed Property Manager with strong multifamily property management experience. The ideal candidate will be able to hit the ground running, quickly adapt to company processes, and make an immediate positive impact. Essential Responsibilities
- Demonstrate the ability to understand financial objectives and operate the property in the owner's best interest while adhering to established company policies and procedures.
- Develop, manage, and maintain annual operating budgets.
- Ensure all rents, late fees, and returned check charges are collected, posted, and deposited accurately and on time.
- Initiate and process legal actions and documentation in accordance with state laws and company guidelines.
- Maximize property occupancy and maintain strong leasing performance.
- Implement effective marketing strategies to attract qualified prospective residents.
- Ensure leasing techniques are consistently utilized to achieve high closing ratios.
- Monitor local market conditions and analyze competitive properties.
- Track and evaluate traffic reports, conversion ratios, occupancy trends, renewals, budget performance, and marketing effectiveness to provide accurate operational reporting.
- Represent the company professionally at all times.
- Lead the property's emergency response efforts and ensure appropriate handling of emergencies involving residents, employees, or the community, including criminal activity, fires, floods, freezes, severe weather, and other incidents, while minimizing liability.
- Respond promptly and professionally to resident concerns and service requests to promote resident satisfaction.
- Develop and implement resident retention initiatives, including community events, resident communications, and special programs.
- Recruit, train, coach, mentor, and supervise office staff to promote professional development and operational excellence.
- Plan and conduct daily, weekly, monthly, and quarterly staff meetings, schedules, and assignments.
- Coordinate maintenance schedules and priorities with the Maintenance Supervisor.
- Foster a positive, collaborative work environment by leading through example and encouraging teamwork.
- Ensure all personnel-related administrative processes are completed accurately and timely, including performance evaluations, payroll documentation, status changes, and salary reviews.
- Conduct regular inspections of the community to ensure excellent curb appeal, identify maintenance needs, and verify timely completion of repairs.
- Ensure all vacant apartments are market-ready and meet company quality standards.
- Inspect model units and market-ready apartments daily, communicating any maintenance needs promptly.
- Ensure all service requests are accurately documented and communicated to the maintenance team for timely completion.
- Perform other duties as assigned.
Qualifications
- Minimum of 3–5 years of experience managing LIHTC and Project Base Rental Assistance communities.
- Demonstrated experience supervising office staff and a maintenance team of three (3) or more employees.
- Current South Carolina Property Manager License required. Must provide proof of license
- Experience with AppFolio is preferred but not required.
- Strong leadership, organizational, communication, and interpersonal skills.
- Excellent problem-solving abilities with strong attention to detail.
- Positive, professional, and customer-focused attitude.
- Ability to prioritize multiple responsibilities in a fast-paced environment.
- Self-motivated, dependable, and results-driven.
- Proficient in Microsoft Excel, including creating and maintaining basic spreadsheets.
- Working knowledge of Microsoft Word, Google Docs, and Google Calendar.
- Ability to organize, prioritize, and manage multiple tasks while meeting deadlines.
- Strong time management, organizational, and administrative skills.
- Excellent attention to detail with the ability to maintain accurate records and documentation.
- Comfortable learning and utilizing property management software and other technology platforms.
