We are currently seeking a full time team member to prepare Reserve Studies. A technical background is preferred but not required.
A Reserve Study is a 30 year budget planning projection that assesses the remaining useful lives and replacement costs of all common area components that a community association is responsible to maintain with the ultimate goal of recommending how much funds to set aside annually to ensure that sufficient funds are available when the time comes to replace those components.
These common elements may include: roadways, sidewalks, retaining walls, roofing and façade systems, decks and balconies, HVAC equipment, lighting fixtures, furnishings, pool structures and amenities, fitness equipment and tennis courts. Success in this task is dependent on planning many years in advance of any anticipated repairs/replacements being needed.
The main responsibilities of a Reserve Study Preparer are to:
- Perform building and site inspections of various types of communities such as attached home, single-family home and mid/high rise buildings to identify, quantify, and assess the condition of common element components.
- Utilize cost estimating and quantity take-off software, Microsoft Office and Reserve Study report preparation software.
- Interact with property managers and board members to coordinate project kick off, timeline establishment and site inspections, and to perform final report presentations in person and over zoom.
Ideal Background Experience:
- Experience with performing inspections and writing reports (building and/or site)
- Strong customer service and communication orientation
- Experience with computer software and Microsoft Office
- Experience with report writing
- Cost and material quantity estimation experience
- A technical education background is preferred but not required.
