Luxury Home Watch Specialist

Above & Beyond Property Services is a boutique luxury property management company serving Kiawah Island, Seabrook Island, and Johns Island. We specialize in caring for high-end second homes and providing exceptional concierge-level service for absentee homeowners.
We are seeking a highly motivated, organized, detail-oriented, physically capable, and trustworthy individual to join our team as a Full-Time Home Watch Specialist. This is an exciting opportunity for someone who enjoys working outdoors, takes pride in excellence, and appreciates caring for some of the most beautiful luxury homes in the Lowcountry.
As a Home Watch Specialist, you will play a key role in protecting our clients' investments by performing comprehensive property inspections, identifying maintenance concerns, coordinating vendors, and ensuring every home is maintained to the highest standards. No two days are the same—one day you may be preparing a home for an owner's arrival, and the next you may be inspecting a roofline, coordinating repairs, or overseeing a vendor.
This is an active, physical position—not a desk job. You will spend the majority of your day visiting multiple properties and working both indoors and outdoors in all types of weather.
Responsibilities
- Perform detailed interior and exterior property inspections.
- Inspect roofs, gutters, decks, porches, driveways, fences, outdoor kitchens, pools, spas, docks, and other exterior features.
- Safely climb 4ft ladders to inspect HVAC filters, change light bulbs and other elevated duties.
- Identify and document maintenance concerns, leaks, storm damage, HVAC issues, pest activity, and other property deficiencies.
- Prepare detailed digital inspection reports with photographs.
- Coordinate and oversee vendors and contractors.
- Perform minor maintenance tasks, including changing HVAC filters, light bulbs, smoke detector batteries, water filters, and other routine maintenance.
- Prepare homes for owner arrivals by ensuring everything is clean, operational, and ready for their stay.
- Accept deliveries, stock groceries, and assist with concierge requests as needed.
- Maintain the highest level of professionalism, discretion, and confidentiality while working in luxury residences.
Physical Requirements
- Ability to work outdoors year-round in varying weather conditions, including heat, humidity, rain, and cold.
- Ability to safely climb 4ft ladders and work at heights.
- Ability to walk multiple properties each day, including stairs and uneven terrain.
- Ability to bend, kneel, squat, crawl, and reach overhead during inspections.
- Ability to lift and carry up to 50 pounds.
- Ability to perform detailed inspections that require standing and walking for extended periods.
Qualifications
- Exceptional attention to detail.

- Excellent communication and customer service skills.
- Basic knowledge of residential home systems and maintenance preferred.
- Comfortable using smartphones and tablets to complete digital inspection reports and photographs.
- Valid driver's license with a clean driving record.
- Reliable transportation.
- Ability to pass a background check.
