Position Overview
Modem Properties is seeking a dependable, hardworking, and motivated Maintenance Technician to join our growing team. This is a full-time position responsible for maintaining apartment communities and residential rental properties throughout the Victoria, Texas area.
We are looking for someone who takes pride in their work, enjoys solving problems, and is committed to providing quality service to our residents. Experience is preferred, but we are willing to consider candidates with the right work ethic and willingness to learn.
Schedule: Monday – Friday, 9:00 AM – 5:00 PM
Location: Victoria, Texas
Responsibilities
- Complete work orders in a timely and professional manner.
- Perform general maintenance and repairs in apartments and residential homes.
- Troubleshoot plumbing, electrical, HVAC, and appliance issues.
- Repair drywall, texture, paint, doors, trim, flooring, and cabinetry.
- Install fixtures, ceiling fans, faucets, toilets, and hardware.
- Prepare rental units for new move-ins, including punch-out work.
- Perform preventative maintenance on all properties.
- Maintain the appearance and cleanliness of common areas.
- Respond to maintenance emergencies when needed.
- Assist with inspections and identify repair needs before they become major issues.
- Keep accurate records of completed work orders and materials used.
- Operate maintenance tools and equipment safely.
- Communicate professionally with residents, vendors, and management.
- Assist with property improvement projects and renovations.
Qualifications
- Previous maintenance experience preferred.
- Basic knowledge of plumbing, electrical, HVAC, carpentry, and painting.
- Ability to diagnose and repair common maintenance issues.
- Strong troubleshooting and problem-solving skills.
- Excellent time management and organizational skills.
- Ability to work independently with minimal supervision.
- Positive attitude and strong customer service skills.
- Valid Texas driver's license with reliable transportation.
- Ability to lift 50+ pounds and perform physical labor throughout the day.
- Must be dependable, punctual, and willing to work in a fast-paced environment.
Preferred Certifications
Additional compensation may be offered for candidates with certifications, including:
- EPA Universal Certification
- HVAC Certification
- Electrical Certification
- Plumbing License
- Other trade certifications
