The Project Manager (PM) is responsible for successfully managing and overseeing the execution of assigned projects. This role ensures that all contracted work is performed in accordance with company policies, including contract documents, budget, schedule, safety, quality control, and customer satisfaction.
The PM manages all subcontractors and suppliers while supporting the Superintendent. Ultimately, this role is accountable for delivering successful projects that drive customer satisfaction and repeat business.
ESSENTIAL RESPONSIBILITIES/FUNCTIONS may include but are not limited to:
Develop and manage project-specific budgets and schedules
Lead project start-up and closeout processes
Obtain permits from Authorities Having Jurisdiction (AHJs)
Manage subcontractors and vendors
Negotiate and track change orders with owners and subcontractors
Review and substantiate subcontractor change order pricing
Review and validate subcontractor monthly billings (G702/703) and prepare Owner Pay Applications
Build and maintain CPM schedules
Evaluate project progress and prepare detailed reports
Determine and allocate required resources (manpower, equipment, materials) with budget considerations
Manage multiple projects and tasks simultaneously
Support Superintendents to ensure accurate completion of project scope
Maintain submittal logs aligned with project schedules
Travel to in-state and out-of-state job sites as required
KNOWLEDGE/SKILLS/ABILITIES
Strong knowledge of construction methods
Ability to interpret blueprints, specifications, and inspection reports
Proficiency in Procore, Microsoft Excel, and Microsoft Project
Strong organizational and time management skills
Excellent communication and negotiation skills
Ability to meet sensitive timelines and deadlines
Ability to think and react quickly under pressure
Ability to adapt to unforeseen challenges and diverse personality types
Demonstrated leadership and teamwork abilities
High level of customer service
