Position Summary
Lincoln Professional, a division of Lincoln Group specializing in top-tier talent solutions, is seeking a skilled Maintenance Technician for a premier residential community in the downtown Los Angeles, CA (90016). This role plays a critical part in maintaining the property’s safety, functionality, and curb appeal by performing maintenance, repairs, and preventative services across HVAC, electrical, plumbing, and general facilities systems.

Key Responsibilities
- Respond to tenant and building work orders within 24 hours and properly document completed work
- Diagnose and repair HVAC systems, including filter changes, thermostat verification, and condensation management
- Perform preventative maintenance on appliances and building systems according to schedule
- Troubleshoot and repair electrical systems (sockets, switches, breakers, lighting)
- Unclog drains, repair leaks, and complete basic plumbing fixture replacements
- Conduct carpentry repairs, drywall patching, and painting as needed
- Re-key, hang, or replace doors; repair thresholds and flooring transitions
- Prepare vacant units for new residents (“make-ready” process)
- Assist with property appearance, including light landscaping and pool maintenance
- Maintain an organized maintenance workspace and manage inventory of tools and supplies
- Follow all safety guidelines and participate in ongoing hazard communication programs
Requirements
- High School Diploma or GED required
- 1–3 years of residential or facility maintenance experience
- Hands-on HVAC experience required
- EPA Type II or Universal Certification required (or ability to obtain within 90 days)
- Pool Certification required (or ability to obtain within 90 days)
- Valid driver’s license required
- Must provide and maintain basic tools needed for the role
Preferred Skills & Knowledge
- Working knowledge of Microsoft Office (Excel, Word, Outlook)
- Strong troubleshooting and problem-solving abilities
- Excellent time management and communication skills
- Ability to work independently and collaboratively
- Comfortable working outdoors in varying weather conditions
