We are looking for a reliable, experienced Occupancy Specialist to join our on-site team at a nonprofit affordable senior housing community in San Francisco's Fillmore/Western Addition neighborhood. Our residents are low-income older adults, so we're looking for someone who is patient, compassionate, a good listener, and able to balance excellent resident service with completing tasks and projects efficiently.
Our community is conveniently located within walking distance of Japantown, Hayes Valley, and Alamo Square.
This is a full-time, non-exempt, hourly position. Monday - Friday, from 8 am - 5 pm. Essential Functions & DUTIES
- Serves as initial and primary staff for resident admission, certification and recertification, and miscellaneous occupancy functions, including, but not limited to interviewing prospective residents and verifying their eligibility. This staff member prepares documentation for regulatory management and occupancy reviews, as well as preparing monthly HUD and Corporate occupancy reports.
- Familiarity with HUD occupancy policies and procedures. Ensures that all HUD and Fair Housing rules and regulations are always being followed, including waiting list compliance, and assisting with AFHMPs.
- Fills in for front desk support and the duties of that position, on occasion.
- Communicates and interacts with residents, families, management, contractors, and vendors.
- Must possess the ability to work in Windows environment, and proficiently use Microsoft Office 365 apps, including SharePoint, OneDrive, Word, Excel, Outlook, etc. The ability to operate Yardi is a plus!
QUALIFICATIONS & SKILLS
- Certificate as Certified Occupancy Specialist or Tax Credit Specialist A PLUS!
- Ability to work under pressure and successfully meet deadlines.
- Must be friendly, patient, versatile, flexible, and able to multitask.
- Flexible, creative, well organized, with problem solving and communication and training skills.
- Ability to exercise tact and diplomacy and to maintain confidentiality.
- Experience working with diverse groups, i.e., staff, residents, outside contacts.
- Commitment to the company’s goals and philosophy.
- Previous experience with Section 8, Tax Credit, or HUD housing is a plus.
- Speak, read, and write in English and follow oral and written instructions.
- Bend and lift 20 pounds, file in 4-drawer filing cabinets.
- Bilingual in Russian or Mandarin is a plus!
