Orbach Affordable Management is seeking an experienced Community Property Manager to oversee OAHS ARLINGTON LLC (Arlington House) in East Orange, NJ.
Arlington House is a 179-unit, family-oriented affordable housing community consisting of Section 8 HUD and LIHTC housing. The ideal candidate will have strong affordable housing management and compliance experience, excellent leadership skills, and the ability to manage day-to-day operations while maintaining high standards for residents, staff, and regulatory compliance.
Key Responsibilities & Qualifications
- Prior HUD and LIHTC property management experience is required.
- Strong knowledge of affordable housing regulations, compliance, and program requirements.
- Manage day-to-day community operations while ensuring compliance with HUD, LIHTC, Fair Housing, and company standards.
- Lead, supervise, and hold onsite staff accountable for performance and responsibilities.
- Maintain positive resident relations and address resident concerns professionally and effectively.
- Prepare for and successfully manage HUD Management and Occupancy Reviews (MORs), LIHTC audits, and compliance inspections.
- Ensure resident files and documentation meet HUD and LIHTC requirements.
- Demonstrate strong organizational skills with the ability to manage deadlines and multiple priorities.
- Communicate effectively with residents, staff, ownership, vendors, and regulatory agencies.
- Identify operational issues, take initiative, and develop effective solutions with minimal direction.
- Maintain accurate records and demonstrate strong attention to detail.
- Work effectively in a fast-paced environment while managing competing priorities.
Required Qualifications
- Proven experience as a HUD/LIHTC Community or Property Manager.
- Strong understanding of HUD and LIHTC compliance and file requirements.
- Experience with HUD MORs and LIHTC audits.
- Previous supervisory and staff management experience.
- Experience with RealPage or similar property management software.
- Strong knowledge of Fair Housing requirements and resident relations.
- Affordable housing certifications such as COS, TCS, BOS, or similar are preferred.
- Strong leadership, communication, organization, and problem-solving skills.
- Ability to work independently, prioritize effectively, and meet deadlines.
Pay: $62,000.00 - $65,000.00 per year
