Independent Living Housing Coordinator

Job Summary
We are seeking a dependable, organized, and service-focused Housing Coordinator to oversee the daily operations, maintenance, and resident support services within our independent living apartment communities. This position plays a key role in maintaining safe, clean, attractive, and well-managed housing while promoting tenant satisfaction and community engagement.
The ideal candidate will be comfortable balancing administrative responsibilities, tenant relations, and hands-on property maintenance. This role requires someone who enjoys working directly with tenants, solving problems, performing routine repairs, and taking pride in maintaining a welcoming living environment.
Responsibilities
Resident Services & Housing Operations
✔ Conduct apartment tours for prospective tenants and respond to housing inquiries
✔ Coordinate move-in and move-out processes, including leases, paperwork, and inspections
✔ Maintain tenant files, inspection records, waiting lists, and housing documentation
✔ Collect rent payments and distribute tenant statements, notices, and correspondence
✔ Respond to tenant concerns and assist with resolving housing-related issues in a professional and respectful manner
✔ Foster positive tenant relationships and help create a welcoming community atmosphere
Property Maintenance & Building Upkeep
✔ Perform routine maintenance and minor repairs throughout apartment buildings and common areas
✔ Troubleshoot and complete basic repairs including changing light bulbs, faucets, shower heads, toilet components, door hardware, locks, smoke detector batteries, light switches, and similar maintenance tasks
✔ Respond to plumbing backups, clogged drains, minor maintenance requests, and other routine building issues
✔ Conduct apartment turnover preparation between tenants, including cleaning, repairs, and readiness inspections
✔ Monitor building systems and identify maintenance concerns before they become larger issues
✔ Coordinate and oversee outside vendors and contractors when specialized repairs are required
✔ Maintain maintenance logs, work orders, and supply inventories
Custodial & Grounds Responsibilities
✔ Perform light housekeeping and cleaning of common areas, community spaces, office, and shared facilities
✔ Empty garbage and recycling containers and maintain clean waste collection areas
✔ Assist with seasonal upkeep, basic grounds monitoring, and maintaining an attractive property appearance
✔ Help ensure apartments, hallways, entrances, laundry areas, and community rooms remain clean, safe, and inviting
Compliance & Administrative Support
✔ Conduct routine apartment, safety, and common area inspections
✔ Ensure compliance with Fair Housing requirements, landlord-tenant regulations, and community policies
✔ Order maintenance supplies, cleaning products, and operational materials
✔ Utilize property management software and office systems to maintain accurate records
✔ Collaborate with administration, finance, maintenance vendors, and other departments to support efficient operations
Qualifications
✔ Experience in property management, apartment operations, housing coordination, maintenance, facilities, or related fields preferred
✔ Knowledge of Fair Housing regulations and landlord-tenant law preferred
✔ Demonstrated ability to perform basic building maintenance, repairs, and troubleshooting
✔ Working knowledge of plumbing, electrical, carpentry, and general maintenance principles helpful
✔ Ability to safely use hand tools and basic maintenance equipment
✔ Strong organizational, communication, and problem-solving skills
✔ Ability to work independently, prioritize tasks, and respond to resident needs promptly
✔ Proficient computer and recordkeeping skills
✔ Professional, dependable, and resident-focused attitude
✔ Ability to lift, carry, push, and move materials and equipment as needed

Pay: $60,000.00 - $67,000.00 per year
