The Opportunity
We are hiring a Commercial Property Manager to lead daily operations and long-term performance for a portfolio of commercial assets in the Missoula market. This position is ideal for a self-directed leader who:

Key Responsibilities
- Oversee daily operations of assigned commercial properties, ensuring smooth building operations, vendor performance, tenant satisfaction, and financial health.
- Serve as the primary point of contact for tenant relations, including onboarding, maintenance coordination, lease compliance, and issue resolution.
- Develop and implement property operating plans that balance asset preservation, operational efficiency, and tenant experience.
- Collaborate with Sterling’s leasing, maintenance, accounting, and construction teams to execute management plans.
- Prepare and oversee operating budgets, monthly reporting, variance analysis, and financial forecasting.
- Actively manage accounts receivable, rent collections, and lease administration.
- Negotiate vendor contracts, oversee service performance, and regularly evaluate competitive pricing.
- Identify and proactively address property-level risks related to safety, compliance, and liability.
- Manage capital improvement projects and renovations from inception to completion.
- Integrate AI-powered tools (e.g., ChatGPT, workflow automation, property software optimization) to reduce repetitive tasks and create scalable systems.
Candidate Profile: Who Thrives Here
Commercial Property Management Expertise:
- Minimum 3 years of experience managing commercial properties with full operational and financial responsibility.
Systems & AI Optimization:
- Eager to learn and adopt AI-powered tools (Claude, automation, data analysis) to streamline property management tasks.
- Thinks in systems and enjoys building processes that scale capacity and profitability.
Financial Leadership:
- Demonstrated ability to develop and manage budgets, analyze financial statements, reconcile expenses, and optimize NOI.
Interpersonal Excellence:
- Exceptional written and verbal communication, tenant relationship management, and vendor negotiation skills.
- Strong follow-through, responsiveness, and ownership mentality.
Technical Proficiency:
- AppFolio Property Management (preferred), Google Workspace (Docs, Sheets, Gmail, Calendar), Claude
Organized and Prioritized:
- Excellent time management, able to juggle multiple responsibilities across multiple properties.
Eligibility Requirements
- Valid Montana Property Manager, Real Estate Broker, or Salesperson license (or ability to obtain within 90 days of employment).
- Valid driver’s license and ability to travel locally as needed.
- Must pass a background screening.
- Authorized to work in the United States.
Compensation & Benefits
- Total Compensation: $65,000 - $95,000 DOE
- Performance-Based Pay: Additional bonus compensation directly linked to portfolio profitability (included in Total Compensation above)
- Paid Time Off: 23 days PTO annually, accruing immediately
- Paid Holidays: 8 days
