Forte Living is seeking an experienced, hands-on Building Superintendent to oversee the day-to-day maintenance and operations of our luxury residential community at 2005 Third Avenue. The ideal candidate is proactive, dependable, and takes pride in maintaining a safe, clean, and well-operated property while delivering exceptional service to residents.
Key Responsibilities
Building Operations & Maintenance
- Conduct routine inspections of apartments, common areas, building systems, and exterior grounds.
- Perform general maintenance and repairs, including plumbing, electrical, painting, carpentry, patchwork, and basic HVAC troubleshooting.
- Respond promptly to maintenance requests and building emergencies.
- Monitor building systems and coordinate repairs to ensure optimal performance and resident comfort.
- Identify potential issues proactively and implement solutions before they escalate.
Apartment Turnovers
- Prepare vacant units for occupancy, including repairs, touch-ups, cleaning coordination, and quality inspections.
- Ensure apartments meet company and luxury property standards prior to move-in.
Vendor & Contractor Management
- Coordinate and oversee vendors, contractors, and service providers performing work onsite.
- Verify work is completed safely, efficiently, and according to property standards.
- Assist with obtaining quotes and monitoring project completion.
Property Upkeep & Resident Service
- Maintain cleanliness and appearance of common areas, building entrances, and exterior spaces.
- Oversee garbage management, snow removal, and seasonal property maintenance.
- Communicate professionally with residents regarding maintenance requests and building updates.
- Support management in delivering a high-quality resident experience.
Compliance & Recordkeeping
- Maintain maintenance logs, work orders, and inventory records.
- Ensure compliance with safety regulations, company policies, and building procedures.
- Report major repairs, safety concerns, and operational issues to management.
Qualifications
- 3+ years of experience as a Superintendent, Building Maintenance Technician, or similar role.
- Strong knowledge of residential building systems and general maintenance practices.
- Experience with plumbing, electrical, painting, carpentry, and apartment turnovers.
- Ability to troubleshoot and resolve issues independently.
- Excellent organizational and time-management skills.
- Professional communication and customer service abilities.
- Ability to lift, carry, and perform physical maintenance tasks.
- Experience in multifamily or luxury residential properties preferred.
Pay: $28.00 - $35.00 per hour
