Job Title: Purchasing Manager – Residential Construction / Homebuilding

They are looking for you, an experienced
Purchasing Manager, to lead cost management efforts across assigned communities. This is a direct hire opportunity offering strong visibility, leadership, and strategic impact within the organization.
What you get to do:
· Build and maintain strong relationships with trade partners and subcontractors
- Forecast and allocate trade partners across upcoming communities
- Lead negotiations for labor and material purchasing to ensure cost efficiency
- Partner closely with production teams to ensure responsiveness and adherence to processes
- Manage and coordinate bid processes for new communities and projects
- Review plans, scopes-of-work, and specifications for accuracy
- Analyze base costs and option pricing, especially for new developments
- Renegotiate vendor contracts and evaluate pricing increases with supporting analysis
- Communicate product and pricing changes across sales, construction, and vendor teams
- Adjust base model pricing and support cost comparisons across communities (Proformas)
- Enter and manage bid data within internal systems (including KOVA)
- Attend community rollout meetings and provide purchasing insights
- Lead special projects and continuous improvement initiatives
What you need to succeed:
· Bachelor’s degree or equivalent experience
- 5+ years of experience in residential construction purchasing, estimating, or related field
- Strong background in cost management, vendor negotiations, and bidding processes
- Ability to review plans, contracts, and construction documentation
- Proficiency in Microsoft Office (Excel, Word, Outlook)
- Experience with KOVA is preferred but not required
- Strong leadership, analytical, and problem-solving skills
