SUMMARY
The Maintenance Worker performs painting, repair, light construction, preventive maintenance, and general property upkeep throughout Scottsdale Shadows. Working as part of the Maintenance team, this position responds to assigned work orders, identifies developing concerns, completes work within the employee’s training and authority, and reports conditions requiring additional expertise or follow-up. The Maintenance Worker uses practical knowledge, sound judgment, and hands-on problem-solving skills to help keep community buildings, equipment, amenities, and common areas safe, functional, and attractive.
WHAT THE WORK ACTUALLY LOOKS LIKE
This is an active, hands-on position in a large condominium community with residential buildings, recreational amenities, equipment, grounds, and shared facilities. Daily work may include painting, carpentry, concrete repair, plumbing repairs, equipment maintenance, minor electrical work, light construction, and other general building and property maintenance.
Some assignments are planned; others arise unexpectedly and require the employee to assess the situation, protect the surrounding area, communicate what is needed, and determine the appropriate next step. Success requires reliability, safe work practices, respect for residents and their homes, and consistent follow-through from assignment through cleanup.

RESPONSIBILITIES:
General Maintenance and Property Care
Perform assigned painting, repair, light construction, preventive maintenance, and property upkeep throughout residential buildings, recreational facilities, amenities, equipment, and common areas. Complete routine work involving carpentry, concrete, plumbing, HVAC-related components, minor electrical systems, fixtures, doors, hardware, and other building elements within the employee’s training, experience, and authority.
Identify deterioration, damage, unsafe conditions, equipment concerns, and developing maintenance needs. Correct conditions within the scope of the position and promptly report matters requiring specialized service, additional resources, or supervisory direction.
Work Orders and Follow-Through
Complete assigned work orders, inspections, preventive maintenance activities, and project assignments accurately and efficiently. Document work performed, materials used, observed conditions, and required follow-up while managing changing priorities and urgent operational needs.
Tools, Materials, and Safety
Safely operate and care for assigned tools, vehicles, machinery, and equipment. Use materials and organizational property responsibly; maintain orderly work areas; protect surrounding surfaces and property; and leave each work area clean and safe.
Follow established safety procedures and use appropriate personal protective equipment. Immediately report accidents, injuries, property damage, unsafe conditions, and malfunctioning equipment, and take reasonable action within the scope of the position to protect people and property.
Resident, Team, and Organizational Support
Interact with residents, guests, employees, contractors, and vendors in a courteous and professional manner. Communicate clearly about access, work activities, expected disruptions, and follow-up; respect privacy and confidentiality; and avoid commitments outside the employee’s authority.
Work cooperatively with Maintenance, Custodial, Resident Services, Community Services, contractors, vendors, and other team members to complete department priorities and community projects. Perform other related responsibilities consistent with the purpose and general scope of the position.
QUALIFICATIONS AND COMPETENCIES
· High school diploma or GED preferred.
· At least one year of experience in building maintenance, painting, construction, carpentry, plumbing, electrical work, facilities maintenance, or a related field preferred.
· Working knowledge of general maintenance methods, materials, tools, equipment, and safe work practices.
· Ability to assess routine maintenance concerns, determine an appropriate course of action, and recognize when specialized assistance is required.
· Ability to understand and follow work orders, instructions, safety requirements, and established procedures.
· Demonstrated reliability, organization, sound judgment, and follow-through while working with limited supervision and changing priorities.
· Professional communication skills and the ability to work respectfully with residents, employees, contractors, and vendors while maintaining appropriate confidentiality.
· Basic ability to use work order systems, email, mobile devices, and other job-related technology.
· Valid driver’s license and acceptable driving record if operating organizational vehicles is required.
PHYSICAL REQUIREMENTS AND WORK ENVIRONMENT
This active position requires regular movement throughout a multi-building residential community. The employee must be able to stand and walk for extended periods; bend, stoop, kneel, crouch, reach, push, pull, and climb ladders; use hand and power tools; and lift and move the materials, equipment, and supplies necessary to perform assigned work.
Work is performed indoors and outdoors in residential buildings, mechanical and maintenance areas, recreational facilities, rooftops, parking areas, and other community locations. Conditions may include heat, noise, dust, chemicals, moving equipment, and uneven surfaces. The position is generally scheduled during regular business hours, Monday through Friday, with occasional adjustments to support projects, operations, or urgent maintenance needs.
Pay: Up to $21.39 per hour
