What we are looking for…
- High School Diploma or GED
- 1+ year experience or training in carpentry, light plumbing work, light electrical work, painting, refurbishing and cleaning, and air-conditioning
- Valid Driver’s License and acceptable driving record
- HVAC certification preferred
- Must be able to pass background investigation and drug test screening
- Always operating within OSHA standards and company safety policies and procedures
- All specific certifications required by law and successfully complete all required courses, classes, and training provided by The Michaels Organization
- Ability to read, speak, and comprehend work instructions and safety notices in English
- Knowledgeable and skilled in the safe use of maintenance tools
- Availability to work evenings, weekends, holidays, on call, and overtime as needed
What your typical day will look like…
- A schedule of 40 hours per week to include evenings, weekends and holidays if required for emergency, on-call or scheduled shifts. Overtime hours may be required
- Inspecting units, building and common areas and proactively reporting any issues found
- Initiating action to correct unsafe conditions
- Custodial and janitorial assistance as needed
- Completing accurate records regarding preventive maintenance and work orders
- Maintaining current and accurate inventory of supplies and notifying supervisor of purchasing needs
- Making sure storage areas and entrances are locked and maintaining adequate lighting in these areas
- Ensuring effective, timely and professional interactions with residents, contractors and property management team on all services provided
- Performing basic and advanced HVAC inspections and repairs to residential heating and cooling systems
- Performing basic electrical repairs, carpentry work, flooring, small appliance repairs, changing locks, flooring, wall repair, painting, etc.
- Standing, walking, lifting and pulling up to 75 pounds, driving
- Performing other duties as assigned
