Northwest Oregon Housing Authority (NOHA) serves Columbia, Clatsop, and Tillamook Counties. Our mission is to provide safe, well-maintained, affordable housing and support the residents we serve.
NOHA administers more than 1,200 Housing Choice Vouchers and owns or partners in more than 700 housing units across 15 apartment communities.
About the Position
We are looking for a dependable, hardworking Maintenance Technician I to help keep our apartment communities safe, clean, and well-maintained.
This is an entry-level position and is a great opportunity for someone interested in building a career in residential property maintenance. We value people who are willing to learn, take pride in their work, communicate respectfully, and work well as part of a small, mission-driven team.
No specialized trade licenses or certifications are required. Work requiring a licensed trade or specialty contractor will be assigned to qualified outside vendors.
Key Responsibilities
- Perform routine maintenance and minor repairs, including basic plumbing, electrical, carpentry, drywall, painting, flooring, doors, windows, locks, appliances, and janitorial work.
- Assist with apartment turnovers, including cleaning, minor repairs, inspections, and preparing units for new residents.
- Respond to resident maintenance requests professionally and respectfully.
- Complete and document work orders and maintenance activities using agency software.
- Help monitor contractors and vendors and report concerns to the supervisor.
- Maintain clean and safe grounds, walkways, common areas, and building exteriors.
- Assist with landscaping, seasonal cleanup, snow and ice removal, and storm cleanup.
- Conduct basic preventive maintenance and inspections, including checking for leaks, moisture, mold concerns, safety issues, and other property conditions.
- Check smoke detectors, replace filters, and assist with other scheduled maintenance tasks.
- Assist with property inspections and maintaining compliance with applicable housing standards.
- Maintain tools, supplies, inventory, and work areas.
- Assist with property improvement and rehabilitation projects.
- Participate in a rotating after-hours emergency maintenance schedule.
- Follow OSHA, Fair Housing, agency safety policies, and all applicable laws and regulations.
- Maintain confidentiality and accurate time and maintenance records.
- Perform other related duties as assigned.
What We're Looking For
- 1–3 years of related maintenance, janitorial, or general labor experience preferred; equivalent experience may be considered.
- High school diploma or GED preferred.
- Basic maintenance experience is helpful but not required.
- Willingness to learn, take direction, and work as part of a team.
- Strong attention to detail and follow-through.
- Good communication and customer-service skills.
- Ability to work independently and manage time effectively.
- Ability to safely use hand tools, power tools, ladders, and maintenance equipment.
- Basic computer skills and ability to document work electronically.
- Valid Oregon driver's license, current auto insurance, and a clean driving record.
- Reliable transportation capable of carrying necessary tools.
- Ability to provide basic personal tools; a required tool list will be provided upon hire, with tools to be acquired within 60 days.
- Availability to participate in rotating after-hours emergency response.
Physical & Work Requirements
This position involves regular standing, walking, bending, kneeling, climbing, reaching, and working with tools and equipment. The employee must be able to regularly lift and/or move up to 75 pounds independently and occasionally assist with heavier items using appropriate lifting techniques or equipment.
Work takes place in residential, office, and outdoor environments and may involve exposure to varying weather, dust, dirt, cleaning products, machinery, and other conditions common to property maintenance.
Frequent travel between NOHA properties is required.
