Position Summary
Grime Time Contracting is seeking a highly skilled, dependable residential maintenance professional who can diagnose problems, determine the proper repair, gather the necessary materials, and complete quality work with minimal supervision. This is an experienced multi-trade position for someone who is comfortable handling nearly every common repair found in a house, including plumbing, carpentry, drywall, painting, roofing, exterior woodwork, doors, flooring, fixtures, and general preventive maintenance.
This is not an entry-level helper position. The successful candidate must be able to troubleshoot residential problems, explain the recommended repair, complete work safely and correctly, and recognize when a task requires a licensed specialist or additional authorization.
Essential Responsibilities:
General Residential Maintenance and Troubleshooting
Inspect and diagnose maintenance problems throughout occupied and vacant residential properties.
Complete work orders independently, using sound judgment to determine the safest and most practical repair method.
Perform preventive maintenance, property turnovers, punch-list repairs, emergency stabilization, and resident-requested repairs.
Identify the source of leaks, water intrusion, damaged finishes, malfunctioning hardware, and other recurring property problems instead of treating only the visible symptom.
Protect resident belongings and finished surfaces, maintain a clean work area, and leave each property safe and ready for use.
Plumbing Repairs
Repair or replace faucets, toilets, fill valves, flush valves, supply lines, shutoff valves, sink drains, traps, garbage disposals, shower trim, and other common residential plumbing components.
Diagnose and repair minor leaks, clogged fixtures, loose connections, failed seals, and water-damaged areas within the technician’s authorized scope.
Apply caulk, sealants, and waterproofing materials around tubs, showers, sinks, backsplashes, and plumbing penetrations.
Recognize conditions requiring a licensed plumber, major drain service, concealed-line repair, or emergency water shutoff and escalate them immediately.
Carpentry, Doors, Cabinets, and Wood Repair
Repair or replace damaged framing, blocking, trim, baseboards, crown molding, shelving, handrails, porch components, decks, fences, fascia, soffit framing, and other residential woodwork.
Adjust, repair, or replace interior and exterior doors, jambs, hinges, locks, thresholds, weatherstripping, and door hardware.
Repair cabinets, drawers, countertops, closet components, and built-in woodwork, including minor rot and water-damage repairs.
Measure, cut, fit, fasten, and finish wood materials accurately using hand and power tools.
Drywall, Texture, Painting, and Interior Finishes
Patch holes, remove damaged drywall, install replacement sheetrock, tape, mud, sand, and prepare repairs for finishing.
Match common wall and ceiling textures, including orange peel, knockdown, smooth finish, and popcorn texture, as closely as practical.
Prime and paint walls, ceilings, trim, doors, and repaired areas with clean lines and a uniform finished appearance.
Repair or replace damaged flooring transitions, base shoe, minor sections of flooring, wall accessories, blinds, hardware, and similar interior components.
Roofing, Soffit, Fascia, and Exterior Repairs
Inspect and repair common residential roof leaks, damaged shingles, pipe boots, flashing, underlayment, drip edge, and limited roof-decking damage.
Repair or replace soffit, fascia, exterior trim, siding components, gutters, downspouts, and weather-damaged woodwork.
Perform temporary weatherproofing and emergency leak protection when permanent repairs cannot be completed immediately.
Use ladders, fall-protection equipment, and roof-access procedures safely; stop work when weather, roof condition, height, or access creates an unsafe condition.
Basic Electrical, Fixtures, and Household Components
Replace light fixtures, switches, receptacle covers, smoke and carbon-monoxide alarms, ceiling fans, bulbs, and similar components when the work is legally permitted and within company authorization.
Install or repair towel bars, mirrors, bath accessories, curtain rods, shelving, appliance connections, doorbells, and other common household fixtures.
Troubleshoot obvious equipment or fixture problems and refer electrical, gas, HVAC, or appliance work that requires specialized licensing, testing, or repair.
Work Orders, Materials, and Customer Service
Review assigned work orders, confirm the reported problem, and communicate the planned repair with the resident, supervisor, or property representative.
Prepare accurate material lists, control material waste, safeguard company tools, and notify management before work exceeds the approved scope or budget.
Document completed work with clear notes, measurements, before-and-after photographs, receipts, and recommendations for follow-up repairs.
Communicate respectfully with residents, property managers, subcontractors, and team members while representing Grime Time Contracting professionally.
Report unsafe conditions, concealed damage, suspected mold, possible hazardous materials, structural concerns, or code issues immediately.
Required Qualifications
At least three years of hands-on residential maintenance, remodeling, construction, or multi-trade repair experience; five or more years is strongly preferred.
Demonstrated ability to diagnose and complete plumbing, carpentry, drywall, painting, roofing, and general household repairs without constant supervision.
Working knowledge of residential building components, repair methods, materials, fasteners, sealants, and safe tool operation.
Ability to read work orders, basic drawings, product instructions, measurements, and material specifications.
Valid driver’s license, reliable transportation, and an acceptable driving record for travel between project locations.
Dependable attendance, professional appearance, clear communication, and the ability to work respectfully in occupied homes.
Ability to pass background screening and satisfy customer or controlled-site access requirements when applicable.
Ability to use a smartphone or tablet for work orders, photographs, email, and basic job documentation.
Preferred Qualifications
Broad handyman or property-maintenance experience covering both interior and exterior repairs.
Experience with rental-property turns, military or managed housing, occupied-unit maintenance, or insurance-related repairs.
OSHA safety training, fall-protection training, lift certification, or manufacturer training related to roofing, flooring, plumbing, or building products.
Trade licenses or certifications are valued but are not a substitute for proven hands-on troubleshooting and repair ability.
Physical and Work Requirements
Frequently stand, walk, bend, kneel, crouch, climb, reach, and work in confined or elevated areas.
Lift and carry up to 75 pounds and safely move ladders, lumber, sheet goods, tools, fixtures, and construction materials.
Work indoors and outdoors in heat, cold, humidity, dust, noise, and changing weather conditions.
Safely use extension ladders, step ladders, hand tools, power tools, and assigned personal protective equipment.
Occasional after-hours, emergency, or schedule-adjusted work may be required when assigned in advance or necessary to protect a property.
Performance Expectations
Repairs are completed correctly, safely, and in a workmanlike manner the first time.
Work orders are completed within the assigned schedule, and delays or added-scope conditions are reported promptly.
Materials, labor time, photographs, and completion notes are documented accurately.
Residents and customers are treated respectfully, and work areas are protected and cleaned before departure.
The technician takes ownership of problems while knowing when to stop, secure the area, and request additional authority or licensed-trade support.
Safety, Licensing, and Scope Boundaries
Important: The technician must perform only work that is permitted by law, company policy, training, and job authorization. Electrical, HVAC, gas, major plumbing, structural, asbestos, lead, mold, or other regulated work requiring a license, permit, engineered design, or specialty certification must be referred to or completed under the direction of the properly qualified trade professional.
Pay: $25.00 - $31.00 per hour
