The Opportunity
This is not a junior seat or training program. This is a partnership opportunity for experienced Advisors/Brokers who want to:
- Specialize in Single‑Family Rental (SFR), Build‑for‑Rent (BFR/BTR), Short-Term Rental (STR) Portfolios, and related portfolio / homebuilder land transactions.
- Leverage proprietary institutional‑grade data, AI‑enhanced underwriting technology, and a national buyer & capital network.
- Graduate from small, one‑off deals to $5M to $125M+ portfolio assignments with a platform built exclusively for scaled residential investments.
You bring market presence, relationships, and execution. We bring the machine.
What You’ll Do
As a Scattered SFR Portfolio & BFR/BTR Community Sales Advisor, you will:
- Originate exclusive listing assignments for SFR portfolios and BFR/BTR communities (5–500+ homes) in your territory.
- Advise owners/operators on aggregation, disposition, recapitalization, and market strategy using SFRhub analytics and scrub reports.
- Underwrite portfolios (rent rolls, T‑12s, capex plans, exit scenarios) with support from our the brokerage team.
- Prepare BOVs, OMs, and institutional‑grade marketing packages for programmatic SFR/BFR buyers.
- Run full‑cycle processes: targeting, outreach, offers, LOIs, negotiations, due diligence, and closing.
- Leverage SFRhub’s digital marketplace and technology to match portfolios with national buyers and capital.
- Collaborate with fellow SFRhub Accredited Advisors, local SVN offices, and capital markets partners to cross‑source opportunities and win bigger mandates.
Who Thrives Here
Optimal Advisor partners typically have:
- 3–10+ years in CRE investment sales (SFR/BFR, small–mid multifamily, mixed‑use, or high‑volume investment residential) OR high-level development, construction, acquisitions for scaled developers/operators/principals.
- A proven track record closing income‑producing properties, ideally portfolios or multi‑asset deals.
- Strong investment acumen: cash flow modeling, cap rates, leverage, financing structures, risk/return.
- Comfort prospecting HNW and institutional clients by phone and in person.
- Active real estate license in your state/region.
Preferred but not required:
- Existing SFR/BFR / investor‑heavy client base.
- Experience on investment sales teams at major or boutique CRE firms.
- Familiarity with institutional SFR capital, portfolio underwriting, and operating metrics.
- Professional designations (CCIM, SIOR, CFA, etc.).
Core competencies:
- Investment acumen & financial prowess (Excel underwriting, rent roll/T‑12, DCF)
- Prospecting discipline & pipeline management (CRM- & relationship-driven)
- Negotiation & execution (multiple offers, LOIs, purchase agreements, complex closings)
- Collaboration & ownership (entrepreneurial, team‑oriented, intent to dominate your SFR/BFR niche and market)
- Technology fluency (CRM, underwriting tools, AI, digital marketing)
Structure, Economics & Location
- Role type: 100% commission, 1099 independent contractor under the SVN | SFRhub Marketplace franchise platform.
- Embedded in your local SVN office; Advisor agreements with local SVN Designated Broker and SFRhub Marketplace.
- Location: Your primary MSA / region.
- Upside: Uncapped income potential tied directly to production, specialization, and platform leverage. This is a business‑building partnership model, not a salaried role.
