Building Maintenance TechnicianPosition Summary
We are seeking a dependable and self-motivated Building Maintenance Technician to perform general maintenance, minor repairs, and facility support services throughout our building and grounds. The ideal candidate will be able to work independently, prioritize multiple tasks, provide excellent customer service, and help maintain a safe, clean, and professional environment for tenants, guests, visitors, and Masonic members.
Key Responsibilities
- Perform routine building inspections and continuous facility evaluation: Conduct regular inspections of the facility, report any issues or necessary repairs, and evaluate all major systems to ensure continuous maximum efficiency.
- Manage Preventive Maintenance: Maintain, upgrade, and execute a comprehensive Preventive Maintenance (PM) Program.
- System Monitoring: Monitor mechanical, electrical, plumbing, and HVAC systems to ensure proper, safe, and efficient operation.
- General Troubleshooting & Repairs: Troubleshoot maintenance issues and perform minor repairs involving plumbing, electrical, carpentry, drywall, painting, appliances, and other building systems.
- Remodeling & Structural Improvements: Assist with remodeling and facility improvement projects as assigned. This includes framing tenant office walls (2 \times 4 construction), hanging and finishing drywall, plastering repairs to match existing building areas, painting, and wallpapering.
- Committee Interface & Project Oversight: Interface with the MTA House Committee and its Chair, who will assist in providing local building maintenance oversight as needed on major building projects.
- Reporting & Documentation: Prepare and submit a monthly and annual report to the House Committee identifying all work recently completed, current work in progress, tenant suite issues, and identifying future work that the association should consider and budget for.
- Lighting Maintenance: Replace light bulbs and maintain, troubleshoot, and re-lamp interior and exterior lighting fixtures.
- Work Order Management: Respond promptly to maintenance requests and complete work orders in a timely, professional manner. Check maintenance boards, logs, and work order systems daily.
- Grounds & Exterior Care: Maintain building grounds, landscaping, parking areas, sidewalks, entrances, and other exterior spaces. Perform snow removal and apply salt or ice melt to sidewalks, steps, and walkways to ensure safe access.
- Event Setup: Set up and tear down tables, chairs, equipment, and room configurations for meetings, conferences, dining events, ballroom functions, and other special events.
- Inventory & Supplies: Maintain inventory levels of maintenance supplies, tools, paint, light bulbs, and related materials, and notify management when replenishment is needed.
- Contractor Coordination: Coordinate and oversee outside contractors when necessary.
- Safety & Compliance: Ensure compliance with safety procedures, building policies, and applicable regulations.
- Customer Service: Provide exceptional customer service to tenants, guests, visitors, vendors, and Masonic members.
- On-Call Availability: Participate in an on-call rotation and respond to after-hours maintenance issues and building emergencies as required.
- Other Duties: Perform other related duties as assigned.
Qualifications
- Previous maintenance, facilities, building operations, or handyman experience preferred.
- Working knowledge of basic HVAC, electrical, plumbing, carpentry, appliances, painting, and general building maintenance practices.
- Demonstrated skill in light construction/remodeling, specifically 2 \times 4 wall framing, drywall hanging/taping, and plaster repair.
- Ability to safely operate hand tools, power tools, and maintenance equipment.
- Strong problem-solving skills, attention to detail, and organizational abilities.
- Ability to work independently with minimal supervision.
- Ability to manage multiple projects and prioritize tasks effectively.
- Strong communication and customer service skills.
- Valid driver's license and reliable transportation.
Physical Requirements
- Ability to lift and carry up to 50 pounds.
- Ability to climb ladders, bend, kneel, reach, and work in confined spaces.
- Ability to work indoors and outdoors in varying weather conditions.
Schedule
- Full-time position.
- Participation in a rotating on-call schedule for emergencies and after-hours building needs.
- Occasional evening, weekend, and holiday work may be required.
Compensation
- Compensation is based on experience, skills, and qualifications.
Pay: $20.00 - $25.00 per hour
