How You'll Make an Impact
As a Property Manager or Assistant Property Manager, you'll oversee the day-to-day operations of a portfolio of residential rental properties. You'll be responsible for maintaining strong occupancy, protecting our owners' investments, providing outstanding customer service, and ensuring our properties operate efficiently.
You'll work closely with owners, residents, vendors, and our team to solve problems, make sound decisions, and create a positive experience for everyone involved.
What You'll Do
- Manage the daily operations of a portfolio of residential rental properties.
- Review rental applications, including credit reports, income verification, rental history, background screenings, and references to determine applicant eligibility.
- Process rental applications and communicate approval or denial decisions professionally and promptly.
- Collect rent, monitor delinquent accounts, and follow up on late payments.
- Prepare notices, payment arrangements, and coordinate collections when necessary.
- Conduct move-in, move-out, renewal, and periodic property inspections.
- Complete security deposit reconciliations and move-out documentation.
- Maintain accurate resident files, leases, and property records.
- Coordinate maintenance requests from start to completion while ensuring excellent communication with residents and vendors.
- Schedule and oversee vendor work and property repairs.
- Follow up with prospective tenants through phone, email, and text to maximize occupancy.
- Maintain an organized calendar of move-ins, move-outs, lease renewals, inspections, and maintenance.
- Communicate regularly with property owners regarding leasing activity, maintenance, property performance, and recommendations.
- Ensure vacant homes are market-ready and listed quickly.
- Work closely with our brokerage and leasing team to minimize vacancy and maximize rental income.
- Provide exceptional customer service while professionally resolving resident concerns and conflicts.
- Stay current on Fair Housing laws and all applicable landlord-tenant regulations.
QualificationsRequired
- Minimum two years of residential property management experience.
- Experience reviewing rental applications, credit reports, income verification, rental history, and background reports.
- Strong organizational and time management skills.
- Excellent verbal and written communication skills.
- Ability to prioritize multiple tasks in a fast-paced environment.
- Strong attention to detail.
- Proficiency with Microsoft Office and general computer software.
- Valid driver's license with reliable transportation.
- Ability to pass a background check.
Preferred
- Tennessee Affiliate Broker License (or willingness to obtain one).
- Experience with property management software such as AppFolio, Buildium, Propertyware, Rent Manager, or similar.
- Knowledge of Fair Housing, Fair Credit Reporting Act, and Tennessee Landlord-Tenant laws.
- Experience coordinating maintenance vendors and property inspections.

Schedule
- Monday through Friday: 9:00 AM – 5:00 PM
- Occasional after-hours availability may be required for emergencies or urgent property issues.
- Flexibility may be needed during move-ins, inspections, or special projects.
Physical Requirements
- Walk properties and perform inspections, including climbing stairs.
- Stand or walk for extended periods.
- Occasionally lift up to 50 pounds.
- Drive between properties throughout the Clarksville area.
- Work in both office and outdoor environments in varying weather conditions.
