Senior HVAC & Maintenance Technician
Position Summary
The Senior HVAC & Maintenance Technician is responsible for leading HVAC diagnostics, repairs, preventive maintenance, and general maintenance operations across all managed properties. This position serves as the company's primary HVAC expert while also performing skilled maintenance work, mentoring maintenance technicians, ensuring work quality, and responding to emergency service requests. The Senior HVAC & Maintenance Technician promotes safe work practices, excellent customer service, and timely completion of maintenance requests.
Essential Duties and Responsibilities
HVAC Responsibilities
- Diagnose, troubleshoot, repair, and install residential and light commercial HVAC systems.
- Perform preventive maintenance on heating, ventilation, and air conditioning equipment.
- Repair compressors, condensers, evaporator coils, blower motors, capacitors, contactors, thermostats, and refrigerant systems.
- Maintain proper refrigerant handling procedures in accordance with EPA regulations.
- Recommend equipment replacement when repairs are no longer cost-effective.
- Maintain HVAC inventory and recommend replacement parts and equipment.
General Maintenance Responsibilities
- Complete work orders related to plumbing, electrical, carpentry, appliance repair, drywall, painting, flooring, doors, windows, and general building maintenance.
- Perform apartment turns and prepare units for occupancy.
- Conduct preventative maintenance inspections.
- Maintain grounds, common areas, and building systems as needed.
- Respond to after-hours emergency maintenance calls on a rotating schedule.
Leadership Responsibilities
- Serve as the senior technical resource for the maintenance team.
- Train and mentor maintenance technicians on HVAC and maintenance best practices.
- Assist with assigning work orders and prioritizing maintenance requests.
- Ensure repairs are completed safely, accurately, and efficiently.
- Assist the Project Manager or Property Manager with planning maintenance schedules.
- Promote teamwork, professionalism, and accountability.
Administrative Responsibilities
- Complete accurate work order documentation.
- Maintain inventory of tools, equipment, and supplies.
- Communicate repair status with property managers and office staff.
- Follow company safety policies and OSHA standards.
- Maintain company vehicle and tools in clean working condition.
Qualifications
- High school diploma or equivalent.
- Minimum of 5 years of HVAC and multifamily property general maintenance or relatable experience.
- EPA Section 608 Certification (Required).
- Valid driver's license with acceptable driving record.
- Strong troubleshooting skills in HVAC, plumbing, electrical, and appliance repair.
- Excellent communication and customer service skills.
Physical Requirements
- Lift up to 75 pounds.
- Frequently climb ladders, crawl, kneel, bend, and work in confined spaces.
- Work outdoors in varying weather conditions.
- Ability to stand and walk for extended periods.
Preferred Qualifications
- Universal EPA Certification.
- HVAC technical school or trade certification.
- Prior experience with property management software strongly preferred.

Schedule
- Full-Time Position
- Standard 8-hour shift
- Overtime may be required to meet operational and property needs.
