Note: Edge is seeking an Assistant Property Manager to manage a portfolio of 10+ commercial properties (60 or more units) in the Portland Metro area. These properties include retail/medical centers, office buildings, strip malls, and industrial/warehouse properties.
Edge Asset Management is property management company serving both tenants and real estate investors in the Portland, Oregon and Vancouver, Washington areas. We have built our business and reputation on responsive services and the quality of the properties we manage. We’re growing and seeking an additional assistant property manager.
General Scope: This position is responsible for protecting, maintaining, and enhancing the value of the real estate assets by performing the following duties and functions:
Description of Job Duties:
Property Management
- Assist Property Managers with day-to-day management and duties of operating an extensive commercial portfolio
- Act as the first contact for maintenance requests, and work with tenants on defining problems. Follow-through maintenance requests to completion
- Assist with Tenant move-in / move-out (forms, data entry)
- Manage vendor monthly services, schedule routine contract services as well as vendor maintenance. Manage vendor questions, access, notifications
- Answer Tenant and Vendor questions
- Manage onboard process for new Vendors
- Create forms (Word and Excel) and initiate tenant letters monthly
- Assist with leasing and marketing
- Keep accurate records of Vendor and Tenant contact information
- Manage building systems
- Support other duties as assigned by Property Manager or department
Administrative
- Answer phones
- File & Document Management (scanning, filing, making labels, storing documents)
- Perform a variety of administrative functions including sending legal letters, tenant renewals, etc.
- Assist with financial reporting
Qualifications
- Ability to perform essential job duties with or without reasonable accommodation and without posing a direct threat to safety or health of employee or others
- Real Estate Broker’s or Property Management License a plus
- Driver’s license required
- Clean driving record and ability to travel around town in personal vehicle (with proper insurance)
- Strong ability to prioritize tasks / excellent time management
- Ability to work accurately with very strong attention to detail
- Ability to work in a professional manner with co-workers, customers, sub-contractors, and vendors. Foster positive interactions and feedback with co-works. Upbeat attitude
- Ability to take direction and constructive feedback respectfully
Education and/ or experience
- Bachelor’s degree preferred
- Property management experience/training OR combination of education and experience preferred
- AppFolio software experience preferred
Reasoning and Language Skills
- Excellent written and oral communication skills
- Intermediate knowledge of the Landlord/Tenant act for commercial properties
- Ability to define problems, collect data, establish facts, and draw valid conclusions
Computer and Mathematical Skills
- Extensive office organizational skills and computer literacy
- Strong competency in MS Office (Word, Excel, Outlook), databases, Internet/Cloud based programs, scanner
- Analytical capabilities to review contracts and financial statements
- Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations
- Strong computer application skills which may include database, spreadsheet, report writing, project management, word processing, presentation creation/editing, communicate by e-mail and use scheduling software

- This is an in-person position based at our office on NW 23rd in Portland, OR
- Full-time hours, Salaried position
- Schedule: Monday-Friday, 8am-5pm
