Job Overview
We are seeking a proactive and dependable Self Storage Facility Maintenance Contractor (Boots on the Ground Staff) to keep our storage facilities safe, functional, and welcoming for our customers. In this hands-on role, you will be responsible for performing routine inspections, repairs, and preventative maintenance across the property.
The role of this contractor is to be the eyes and ears of the storage facility and make sure the place is watched over and taken care of. The actual work might take 2-3 hours per week, perhaps more in the first couple months as we get going, but I need you to “own” this facility and watch over it as if it was yours.

Duties
- Twice-Weekly Site Visits: Perform property walkthroughs (~2–3 hours total per week). Verify all units are secured or tagged, and inspect/clean vacated units so they are rent-ready.
- Property Upkeep: Maintain professional curb appeal with light litter pickup, basic weed control/spraying, and routine cleanliness checks.
- Security Inspections: Visually inspect all security components (gates, perimeter fencing, unit locks, lighting, signage) and confirm they are operational.
- Delinquency Management: Perform lock cuts, take required photos (without entering the unit), and apply facility overlocks as directed.
- Digital Reporting: Complete a quick digital checklist with smartphone photos after each visit.
- Escalation & On-Call: Promptly flag urgent safety/security hazards (e.g., gate malfunctions, break-ins, major damage) and be available for occasional emergency site checks.
Qualifications and Requirements
- Must have a valid Driver's License and reliable personal vehicle.
- Must live within 10–15 minutes of the property location and plan to stay in the area long-term.
- High proficiency using a smartphone for app-based checklists, photos, and communication (text, phone, email).
- Basic handyman skills (familiarity with roll-up doors, latches, springs, and basic hardware is a strong plus).
- Highly self-motivated and capable of working independently without direct supervision.
Contract and Compensation Details
- Classification: Independent Contractor (1099).
- Compensation Rate: Flat $400 / month (estimated 2–3 hours per week).
- Bonus / Extra Earnings: Additional paid opportunities available for unit cleanouts, larger repair projects, or pre-approved emergency response calls at an agreed-upon rate.
Pay: $20.00 - $25.00 per hour
