The Building Engineer is responsible for the day-to-day operation, maintenance, inspection, and repair of the condominium property's building systems, equipment, common elements, and physical plant. This position serves as the primary on-site engineering and maintenance resource and works under the direction of Property Management to maintain a safe, reliable, clean, and well-functioning residential environment for condominium owners, residents, guests, and staff.
Essential Responsibilities
· Serve as the primary on-site engineering and maintenance resource for the condominium property.
· Perform routine preventative maintenance and inspections of HVAC, electrical, plumbing, mechanical, life-safety, and building automation systems.
· Inspect and maintain common elements including roofs, exterior areas, parking areas, garages, mechanical rooms, common corridors, amenity spaces, and other building facilities.
· Monitor building equipment and systems, identify abnormal conditions, troubleshoot issues, and recommend corrective actions.
· Respond promptly to water leaks, HVAC failures, electrical issues, plumbing problems, elevator-related building issues, alarms, and other building emergencies.
· Coordinate and oversee contractors, service vendors, and inspectors; provide building access and verify completion and quality of work.
· Perform general maintenance and minor repairs to common areas, equipment, fixtures, doors, hardware, lighting, plumbing components, and other building elements as appropriate.
· Complete work orders, preventative maintenance records, inspection logs, equipment readings, and other required documentation in Yardi Voyager or the property's designated management system.
· Maintain building tools, equipment, spare parts, supplies, keys, and maintenance inventory in an organized and secure manner.
· Maintain mechanical, electrical, storage, and maintenance areas in a clean, orderly, and code-compliant condition.
· Assist Property Management with capital projects, major repairs, insurance-related work, inspections, vendor coordination, and building improvement projects.
· Communicate building conditions, repair recommendations, recurring issues, safety concerns, and anticipated budget needs to Property Management.
· Interact professionally and courteously with condominium owners, residents, Board members, guests, vendors, and staff while maintaining appropriate confidentiality and boundaries.
· Support unit access and in-unit investigations when building systems or common elements may be contributing to a reported condition, as directed by Property Management.
· Document observed conditions that may involve owner-maintained components, common elements, insurance claims, or potential property damage and promptly report findings to Property Management.
· Ensure OSHA requirements, company safety standards, and applicable building safety procedures are followed.
· Maintain readiness for hurricanes, severe weather, freezes, utility interruptions, flooding, and other emergency conditions, including pre-event preparation and post-event inspections.
· Participate in an after-hours emergency on-call rotation and respond to building emergencies as required.
Minimum Qualifications
· City of New Orleans Stationary Engineer’s License (1st Class) preferred
· 5+ years of commercial, high-rise residential, condominium, multifamily, or institutional building maintenance/engineering experience.
· Strong working knowledge of HVAC, electrical, plumbing, mechanical, and general building systems.
· Ability to troubleshoot building system issues and determine when specialized contractors or licensed trades are required.
· Experience with BAS/BMS systems preferred.
· EPA Universal Certification and/or relevant trade certifications preferred.
· Experience working in an occupied residential environment and communicating with residents, owners, vendors, and management preferred.
· Valid driver's license with acceptable driving record.
· Ability to lift up to 100 pounds occasionally and work from ladders, lifts, rooftops, mechanical spaces, and other building service areas.
· Ability to participate in after-hours emergency response and on-call coverage.
Compensation
Compensation commensurate with experience, certifications, and property requirements.
