Job Description:
- Active Colorado Real Estate License Required
- Oversee the day-to-day operations of a residential property, ensuring a high level of tenant satisfaction
- Manage and coordinate maintenance and repair requests, utilizing a CMMS system for tracking and scheduling
- Conduct regular property inspections to ensure compliance with safety and maintenance standards
- Handle tenant inquiries, complaints, and conflicts in a professional and timely manner
- Maintain accurate records of tenant leases, payments, and correspondence
- Collaborate with leasing agents to market available units and assist with the application process.
- Show properties as needed.
- Have a complete understanding of our rental criteria and clearly explain to people wanting to apply.
- Enforce lease agreements and ensure adherence to property rules and regulations
- Coordinate move-in and move-out processes, including unit inspections and security deposit refunds
- Stay up-to-date on fair housing regulations and ensure compliance in all aspects of property management
- Process applications to include referrals from employers and landlords, running credit checks. Communicate with applicants on the status of their applications.
- Prepare leases and property management agreements.
- Accomplish financial objectives by collecting rents and reaching out to tenants who have not paid.
- Be the face of the company and communicate with tenants and owners.
- Any other duties as assigned.
Qualifications:
- Previous experience in residential property management or related field preferred
- Strong organizational skills with the ability to multitask and prioritize responsibilities
- Proficient in data entry and computer software systems
- Knowledge of legal administrative procedures related to property management
- Excellent communication skills, both written and verbal
- Sales experience is a plus
- Conflict management skills to effectively handle tenant disputes or difficult situations
- Familiarity with relevant laws and regulations such as LIHTC (Low-Income Housing Tax Credit) and Fair Housing regulations
- Understanding of property leasing processes and best practices

Pay: $50,000.00 - $52,000.00 per year
